The house itself was nice, spacious and livable. But everything listed above is absolutely true. There was damage done to the property before myself and my 3 roommates had even moved in, but they charged us anyway. This was our first off-campus housing, however, so we've all now learned our lesson about proper documentation.
No bugs, plenty of spiders in the basement though. The rent was average - 500 per person - but the utilities were outrageous. I highly recommend NOT getting a house for a first-time rental, it's more expensive than you'd think.
The building itself was alright, but the stairs were distorted and oddly sloped, the door frames were uneven, the floors were warped in strange places, the doorbell just fell off, a front window pane was missing and the front door plainly wouldn't shut without being dead-bolted after 2 months - and we were never given maintenance despite CONSTANT calls. One roommate actually had locked herself out, but was able to get in because of the open window - good for her, bad for break-ins.
The washer and dryer were pretty shabby and would leave our clothes smelling like mildew. But it isn't coin-operated, which is a plus. It was also quite nice having pleasant neighbors and a porch/backyard. And as I said, the building itself is quite roomy.
The biggest problem is the management. These people are running a business, so expect no sympathy. The office is a zoo and there's no real deadline for paying rent - one roommate didn't pay for 5 months of rent until the last month. On top of this, our security deposits - which we paid individually - were not returned to us until nearly 4 months after the fact.
Overall, nice buildings, but horrible management. What a pain.

We've been renting with Walnut for a few months at one of their smaller Shadyside buildings. They are sometimes a bit slow to respond to issues, but if I email or call a second time they get right on it. Our building is bit older but the apartments have been updated and ours was really clean when we moved in. Given how difficult it can be to get a good landlord in Pittsburgh, in my experience Walnut is a good option. They seem professional. We have been really happy with our place so far.

We lived in this apartment when a huge storm hit (summer 2009) and a lot of Oakland flooded. Anyways, our ceilings leaked all over the place (and we lived on a middle floor?) and our neighbor's ceiling collapsed, revealing a disgusting mold problem. They did not fix our leaky ceiling, or our neighbor's for several weeks "bc they were just too busy" as we were told. IT WAS DISGUSTING to live in a mold infested leaky apartment. We actually only had it taken care of when we called the health dept and threatened them. Also, we sent a letter to the health dept to report Walnut Capital. They claim they are decent landlords, but they didn't do anything for us.

They are OKAY landlords - but EVERYTHING about them just makes me shake my head. I lived on Wightman St for a year a few years back and would NEVER want to go back again. I agree COMPLETELY about the security deposit - they basically try to charge us EVERYTHING that they do. We CLEANED the house and yet they still charge us for it. The window was broken and we NEVER got it fixed after MANY MANY CALLS (and they charged us for replacing it AND The blinds when we moved out). We could tell that the Walnut Capital people at the Walnut Office HATED us because we did not listen to them and went back multiple times to complain. They are HORRIBLE at dealing with people and problems. They need to take lessons on anger management too - I was in the office once and a person just BLEW UP to the phone because one of the renters (don't know who) did not understand what a money order was... SERIOUSLY? You're a BUSINESS that deals with people. DEAL WITH IT.

I had a very good experience with Walnut Capital. Maintenance was very rarely needed, but fast when I needed it. The people were friendly, and when I moved out I got my entire deposit back. The property was well maintained. The only complaints I had were that the oven didn't seem to heat very well and the upstairs neighbors were a little loud at night, but all I had to do was politely ask them to be more quiet. They would also notify you of any routine maintenance that needed to be done so you could confine your pets when they came in, such as replacing all the air filters in the building. I would rent from them again.

Fire extinguishers were taken from the 2nd and 3rd floors by some idiots living in our building. This was three months ago. The extinguishers have still not been replaced. Thus, this property is not in compliance w/ city fire codes.
Our repeated requests for a light that was burnt out in our building to be replaced were ignored. That is, until they started showing apartments in the building for the upcoming rental season.
Our requests for an infestation to be addressed were ignored. There had been work in the area on some municipal lines which caused rats and other insects to migrate up into the building through the basement.
We were asked in mid-December to remove our deck chairs and plants from the roof, as this "violated" their roof insurance policy. We informed them the door was not secured (the door in our living room opens directly onto the roof) and that the lease agreement did not indicate we had no access to the roof. We were told (while we were on a trip in NYC) that we needed to remove our property immediately (after it had been there for an entire year) and they would come and re-activate the security system on the door. Reminder: we removed the stuff in mid-December. They came in mid-March to re-activate the security system, without notice.

On a windy day in early October, a window in the living room of my apartment blew in and shattered everywhere. By LATE NOVEMBER, after repeated calls, they finally came to fix it. This is Pittsburgh, people. It gets cold.
Management never repaired previous tenant's damage to walls (nails, holes, etc), and then charged ME for the damage when I moved out, regardless of the fact that I had notified them when I moved in that there were damages I did not cause.
Walnut Capital provided, by far, the WORST apartment management I have ever experienced.

When you move in make sure to go over the entire apartment with a fine tooth comb, take pictures and document everything. After moving out and cleaning this apartment with a pressure washer(not really but almost) and having the carpets proffesionally steam cleaned i was hit with a bill for all of the security deposit... strange that my bill almost corresponded with the deposit amount.
like others they would not be timely in fixing things, and i had several unfavorable correspondences with the managemant/workers.

Loud, messy neighbors are the least of your problems if you rent with this firm. SERIOUS bug infestation was not handled for 7 months! I had a pipe burst in my kitchen and waited 8 days for "maintenance" to fix it. THey WILL find a way to keep your deposit. I agree, go ask current tenants what they think, they'll be GLAD to talk to you! Thank goodness I only had to stay here for a year before moving! I did nothing to trash my apartment, I stayed to myself and was barely ever there, no parties, no messes and I still didn't get my deposit back. DONT DO IT!

I have complained, complained, and complained about no fire extinguisher, no working smoke detectors and poor craftsmanship. I don't hear back from your office. I have not received a timely repair or resolution. if you are so oblivious to the problems perhaps you should post your personal phone and we can try to work them out. But alas i don't expect you to have the integrity to do that. Oh and i HAVE talked to other tenants. They are equally displeased with your sloppiness.

I find it funny that Fred Iriti responds to this website, because he never responded to my emails. The whole company is terrible to students - they'll find ANY reason to fine you. One of the maintenance people even told me that they're told not to respond to maintenance calls until the tenant makes multiple complaints. Avoid this sorry excuse of a slumlord.

I have lived with Walnut Capital for two years. The service is excellent. The maintenance staff is very friendly and met all my requests with in 24 hours. My roommate had to move out and I had to find a new one. Everyone one in the leasing department help me out a lot. Ashley is very friendly and helpful on the phone. I have even spoke with Fred and he was very pleasant and returned my calls.

I've rented from Walnut for a year, and the experience has really been pretty pleasant. The apartment is clean and well-maintained. I've never had a hard time getting in touch with anyone there, and they've always been friendly. Fred actually helped me unload my car and move into my apartment. I was referred to Walnut by a friend, and I've recommended them to other people. They made the experience much better than I thought it would be.

While I was living there, I thought these guys were average landlords. But once I left they showed their true colors. I have never had a landlord so blatantly try to rip me off of my security deposit. They charged me for cleaning the carpet, kitchen floor, and walls, even though the carpet and kitchen tile had been replaced, and the walls were repainted! They also included absurd charges like dusting the floorboards. They basically treated the security deposit as a pre-paid luxury cleaning charge, rather than its intended purpose of compensating them for damage beyond regular wear and tear. If you live there, be prepared to lose your deposit or take them to small claims court. When I challenged them on the security deposit, they started fabricating lies about how I had supposedly failed to give them enough notice.
On the positive side, I will say that they are responsive when it comes to maintenance, and a few of the lower-level people in their office are pleasant to deal with. But avoid dealing with the manager, Fred Iriti, who posted multiple bogus positive ratings above (hopefully these will be removed after I write this). I had the misfortune of talking with him once regarding a maintenance issue, and took the opportunity to politely offer some feedback about some issues that concerned me. His response was basically to say that he did not care what I thought, and that I should not be telling him how to run his apartment complex. This guy is the antithesis of customer service.
Also, be aware that these guys can be very mercenary. While I was there they instituted a $100 late fee if your rent was even a few days late. They are obviously trying to milk their tenants for everything they can.

Very unhelpful and UNFRIENDLY!! Tried to charge for things that other tenants obviously did (disposal of trash, removal of fire extinguisher).. Took over a WEEK to remove broken glass from the steps.
Must make multiple calls and threaten to call the authorities if you want to hear anything from them.
Don't expect your security deposit back from these guys, they will find any way that they can to keep it and charge you for other things.

Walnut Capital expects an extremely strict level of behavior from their tenants. We received harassing calls over the course of a year for having any furniture on a porch and leaving a plastic bag outside (among other minor things), and each call was angrily accompanied with a threat to terminate the lease. They're very strict about noise coming from the house. They also forward water and sewage bills to the tenant which is rare in Pittsburgh (the only landlord of the four I've had which did this).
Also, do not expect to receive much of your security deposit back from Walnut Capital, as they will pocket it for things like "Walls Cleaned" at $25/pop and "Baseboards Cleaned" at $10/pop, and will charge you over $300 to steam clean the carpets whether necessary or not. Despite a thorough cleaning, we ended up losing nearly $1000 of an $1800 security deposit in only a year.
All in all, they are very much not a great company for college or graduate students to rent from. They are slow to respond to maintenance requests and could not handle an ant infestation spreading in the basements of the Walnut on Wightman apartments for months. Their chief goal is profit, and their desired tenants appear to be senior citizens willing to sign multi-year leases, i.e. steady income sources which generate few complaints or maintenance requests.
