I have absolutely nothing negative to say about my stay with Sterling. The building was nice and quite secure, despite its location (I once drunkenly left my keys and wallet dangling outside my door for 2 days, and they were still there when I found them).
The maintenance man, Bruce, was always very friendly. When I would call with maintenance requests, it would be fixed in less than 3 days, even when it was something minor (my toilet seat once broke).
When I moved into my second place with them (3955 Bigelow), it was even nicer. When my roommate in that place became threatening and violent, they took me off the lease after getting just a notarized statement, with little hassle and much sympathy. They're expensive, but nothing short of excellent.

I lived in the New King Edward (4601 Bayard) for five years. Sterling Land was a good landlord - the building was older and has the problems associated with old buildings but the maintenance department was very quick to respond and did a great job keeping the place up. Sterling Land Company was very easy to work with, and I would definitely recommend them.

I lived in the Royal York on Bigelow Blvd. The building is old, but the maintenance team was responsive and resolved problems quickly. I highly recommend Sterling Land properties to those who can afford them. I'd say they're more geared toward professionals than students, rent-wise, but well worth it.

Good prices for the amount of room you get. Not inexpensive, but all utilities included is nice, and AC is extra, but it's not much more, and they install it for you, you just have to supply the machine and the extra cost.

The maintenance workers are usually friendly, and most of them try to be helpful. However, the "higher up" staff who order the larger projects (such as having our roof leaks fixed) were NOT helpful to work with. They ignored letters and many polite phone calls about leaks in our ceiling and our windows. They did not address or apologize for damaged materials, and they waited until we threatened to move out before they fixed things. Some of the staff were rude, and others, who meant well, continued to suggest things like "closing the windows" to stop the flooding during storms. (Of course we had closed the windows!) After this lease is up I will never sign another lease with Sterling.
