Apartment building (converted house) is in fair condition but hasn't been updated in years. Was not clean when I moved in. Blinds were old/filthy and I had to replace myself. Carpet is very old and was not cleaned when I moved in. Apartment front door was an interior bedroom-style door that locked with a paddle handle, not a legitimate, fire-safe front door. No ventilation in bathroom. Constant bug problems, esp. stinkbugs. Broken furnace took him 3 days to fix in the middle of January when it was 18 degrees at night. The single outdated coin-op dryer in the basement barely dried. The wooden side steps - only way to access my 2nd-floor apartment - would ice over during the winter and was dangerous. My winter gas bill went as high as $140 for just hot water and cooking gas.
He was generally quick to respond to small maintenance issues like a clogged sink, etc. Anything more labor-intensive or expensive, he seemed unlikely to want to take the time/effort or pay to have anything done properly. After I had moved out, he accused me of leaving the wrong set of keys although I left the *only set of keys I had* on the counter, and said he had to "replace all of the locks," but never called to alert me to the problem.
The only good thing I have to say is that he was very generous and understanding the few times that I needed extra time to pay the rent. Otherwise, I would not recommend this location and would not recommend him as a landlord, unless you have low expectations or need the cheap rent.
