Never let Regent Square Rentals 'hold the bag,' so to speak. RSR advertises apartments and collects rent very effectively, but when it comes to maintenance, their normal mode of conduct approaches criminality. It took from early November until the middle of January to get them to fix the heat in my apartment, which itself didn't happen until I provided them with temperature readings (in the forties and fifties) taken at regular intervals at several locations in the house. The floors in the main room began rotting away a month after I moved in. So far, it's been been 8 months, and they still haven't been fixed. Twice I've returned home from a vacation during which time RSR had agreed to make repairs to find no work done. When I finally forced their hand, they simply repainted the floors, which began decaying again the next day. It is standard practice for to 'lose' maintenance requests, or for them to be 'buried under emergencies,' in direct proportion to the costliness of the repair. Yesterday, they offered me a 'proposal' wherein they would do the repairs if I agreed to renew my lease for another year (at increased rent). The rent is excessive given the sorry state of the apartments (kick the tires if you happen to visit a unit, for sure) - If I were to stay another three months, I'd have spent more on rent than RSR did to buy the (foreclosed on) building three years ago. RSR operates by putting forth false promises, and attempting to frustrate their tenants into submission. Renting from them is signing up for a year's worth of headaches and countless hours lost fighting a willfully incompetent staff to fulfill the barest of their responsibilities. Finally - take nothing this company puts forth at face value. If they say something will be fixed by the time you move in, it won't be. If they say clauses in the lease won't be applied to you, they will be. If, having noted preexisting damage, they say your security deposit won't be withheld, it will be. Treat them like a your cousin's shady tweaker boyfriend - never let them hold anything you don't want stolen, never pay them for anything you don't already have in your hands, and never assume their pleasantness is motivated by anything other than monetary self-interest.

Regent Square Rentals (also know, legally, as CP Development) leave you well enough alone so long as you pay your rent on time and never need anything fixed or taken care of. Need something, however, and it's a gauntlet of uppity receptionists, rude representatives and hap-hazard, unskilled maintenance workers. Timed outdoor lights are never timed properly; "renovations" are done as quickly and as cheaply as possible in order to make things LOOK fine, regardless of whether it will last; paperwork is a cavalcade of legalese that puts all responsibility on you and requires nothing of them (IE. we moved into an apartment still covered in drywall dust from their "renovations" but are required to wipe down the baseboards before we move out). Maybe CP Development means well; which is a more terrifying possibility because they are so inept at it.
