Alan Patterson is a cheater and a slumlord, no question about it. I love my place, but the staff is not worth it. He spends most of his time in California and cheats the students who rent from him. Some fantastic examples of his "management" style: 1. The entire lighting system in one of our bathrooms blew out. Thanks to his sloppy work he had painted over the RESET button on the outlet. After a month he FINALLY got around to it, ever so grudgingly. He told my roommate not to use one of the outlets. Complete bullshit. 2. He yelled at us (one month that he was actually around( about our carpet. We vacuum like crazy, but there is no way to make a once white carpet perfect after a winter in Pittsburgh. 3. Our freezer broke over a week ago. He claimed to have brought in the repairman but no one did any work. We called the manufacturer and customer service line to see that not only was it no longer under warranty but that no one had come to our place-turns out he's most likely planning to pocket our security deposit and buy a new one or fix the old one and keep the rest for his selfish life. After informing him that we knew what he was doing he threatened to evict us. AVOID PREMIUM RENTALS AT ALL COSTS.

I don't even know where to start. I can't imagine anyone having a good experience with this company mainly because the landlord, Mr. Patterson is completely absent. He lives out of state, so he's never around and finds part-time people to take care of his properties. No one will ever return your calls, unless you make it your mission to call constantly. The people who work for him are nice and cooperative, but can only do so much. The building was fine- we were happy to know our apartment had central air, updated appliances, and the state of apartment was in pretty decent shape. However, our refrigerator went after about a month, and Mr. Patterson made us go through two more old refrigerators that he had lying around in a basement somewhere (which also died) until we finally got a new fridge. After returning from Christmas break, one of the pipes in another apartment burst and completely flooded the second floor of the house. Of course no one answered our calls, and we had no idea how to turn off the water. Luckily, the maintenance man Dave, happened to be in the office, came over and shut off the water and helped clean up the water. The walls of the building should have been busted up since so much water seeped into them, but instead the problem was ignored and for months the paint and plaster of the walls chipped and cracked, while the hallway always smelled of mildew/mold. Nice. When it came time to move out, my roommates and I were determined to get our security deposit back, so we cleaned the apartment like crazy (scrubbing the walls) until it looked better than when we originally moved in. We moved out in the beginning of May, and still hadn't gotten our deposit back by July, despite leaving numerous messages. Finally, my roommate went to the actual rental office and demanded the deposit back. Mr. Patterson said he would love to give it back, but he had no proof that we actually ever paid it (great record keeping, I suppose), so we would need to get copies of the checks from the bank and send them to him in the mail, and then he would mail us the deposit back. Realizing this mail scenario would never happen, we got the proof and confronted him in person again, and FINALLY got our money back. If you're in the mood to constantly battle with a landlord to do basic maintenance or take care of any problems, then Premium Rentals would probably be a good choice. Otherwise, stay far, far away.
