Mike Bupp seems like a very unhappy man. I learned when I first met him that he moved back to PGH and took over family leasing business because his parents were sick and he had to care for them. He seems to be resentful that fate chose the occupation of landlord for him and he takes this resentment out on his tenants by being irrational, lashing out, and blaming you for anything and everything.

Mike Bupp is a terrible landlord. From my first encounter with him i should have know- viewing the apartment took less than a minute, he refused to look me in the eyes (im a girl, not very intimidating) and side-stepped a few questions. When it came time to sign the lease, we met at a restaurant; he was 20 minutes late and decided then to tell me that the current tenant would not be vacating the apartment until the 18th of august. He also wanted first months rent, last months rent AND a security deposit upfront, which he never told me. Surprise! I get to be homeless for 2 weeks- no wonder his apartment was the cheapest studio I could find on short notice in my neighborhood! While he did pro-rate the rent for the first month, he was not very forthcoming about why and said to either sign or leave and find somewhere else. I called my dad to talk to Bupp to try to pry some answers before I walked out- after a 5 minute, snippy, phone conversation, I was told to never have my dad talk to him ever again as “he makes me mad”. This is starting to get bad… For some stupid reason, I signed. It took multiple weeks to receive a fresh copy of the signed agreement. Upon move-in, there was construction equipment, torn down gutters and random items in the hallway that remain to this day (10 months into the lease), an old vacuum outside my door that remains to this day, no lock or even doorknob on the basement door to the laundry room (about a month ago he put new locks on and never gave us the keys, even though I have requested them weeks ago- so I walk to the Laundromat and attempt to avoid anyone or thing that may now reside in the basement with the fallen down dryer vent tubes, old tables, and millions of pieces of dryer lint and dryer sheets). I made a list of repairs that needed to be done, emailed it over, and never received a reply. I called and was told to please only email. Two months later, the ceiling fan is torn out and replaced with a light, a smoke detector was installed (the extinguishers had their last inspection over 5 years ago) and various other repairs were made by his wonderful repairman who really was kind and helpful, knocked on the door before entering, and cleaned up after himself. As the building is all but falling down, there is an intense slant to the floors. This is compounded by the poorly cut door frame and mismatched door with at least two inches (at its widest) clearance off the floor. This makes the doors on my floor especially, extremely difficult to open and close, to lock even. I couldn’t turn the lock with the key in my door. It took about two weeks for Bupp to show, which happened to be on a day my dad was visiting, so I sent him down to let Bupp into the building as Bupp had lost his keys. Rude comments were made, questions and concerns were ignored altogether and no eye contact was made all the way up to the top of the building where I was reminded again, as if my dad wasn’t present, that he wanted to speak only to me. All questions my dad asked, I had to repeat to Bupp in order to be answered. What a child! He replaced the lock and left me a single key. A month or two into the lease, my purse was stolen with my keys in it. When I called to notify him that the locks should be changed he reprimanded me for being irresponsible, told me he couldn’t do anything for three days because he was about to head out of town and finally got back to me five or six days later to say he’d leave my keys in my mailbox. No keys for three more days so I call again. He attempted to get me to ride my bike from South Oakland to his home up a steep hill past CMU in order to pick up the keys to my own apartment. I told him this was unacceptable. Two days later, my keys were in my mailbox and nothing else was said. Heat is completely controlled by his “master computer” in the basement. When it is cold outside, the heat is either blasting (one time my thermostat got to 88degrees in October!) or not on at all (January). When you call to complain, he does the extreme opposite just to spite you. About three months ago, the miniature electric stove in the apartment sparked and smoked. About a week later, I got a reply that he would be there that day. Three days passed. On the fourth, the repairman arrived, examined the oven and ordered a part. Another week or more goes by. Part is installed. Stove sparks again. It is another three weeks before I receive a brand new stove (that’s over a month without being able to cook and no discount on rent). The old stove is sitting outside my apartment TO THIS DAY! Bupp began showing my apartment in March. The lease I signed gave a 60 day period to show, I don’t mind this as much as I mind either not receiving notice and him showing up at my door and coming in anyway , or receving notice at 10am for a viewing at 1pm then complaining the apartment was messy. I work over 40 hours a week, if you don’t give 24 hours notice, I don’t help you out selling the place. Am I supposed to leave work to fold up the futon and wash dishes because I obviously don’t have the time in my free time to do such until the weekends. So, to recap, he cause me to be homeless, run the risk of dying in a fire on multiple occasions, is rude to me, my family and friends (wrote a rude email threatening to break the lease concerning a dog in the building that was visiting my apartment for no more than three hours and was completely silent!), takes weeks to repair things and never finishes the job, has no interest in safety or wellbeing (he suggested I use the fire escape to access my apartment while my keys were gone), takes 2-3 weeks to cash rent checks and barely does any work himself. I feel like I am the only one in the building who has a problem with this, and am the only female. Either he takes advantage most of females (and I wont take his sh**, therefore, he doesn’t want to deal with me ever) or he is this rude to everyone and they are too lazy to do anything about it. Bupp has made numerous rude comments concerning my maintenance of his slum which has deteriorated as fast as my tolerance for him. The upkeep is a reflection of the respect for the building and its owner. I have absolutely no positive feedback to give to Mike and therefore, have not gone out of my way to please him. I move out soon, if my security deposit is not returned, I am taking him to court. I am a law student and have all documentation plus representation if need be. This is how serious I am about the serious safety and building code violations he has committed.

He is a piece of sh*t. Doesnt address any maintenance needs. Never fixes anything you request. The one time he did replace a window for us he replaced the wrong one not the one we requested. When you move out he just finds anything wrong with the place that he can complain about not to give you your money back.

Rented from Mike for 2 years while going to college in the area. Generally, as opposed to the other reviews here, I have good things to say about him. He usually gave 24 hours notice before a showing (although sometimes he'd call only a few hours in advance, which was never really a big deal for me or my roomates). He always had someone out the next weekday for repair stuff (dryer, AC, and Toilet all broke while we were there). Also, surprisingly, he returned nearly our whole security deposit (although it took him 2 months after we moved out).
One MAJOR negative. The contract says he is responsible for lawn maintenance and snow in the winter. He mowed the lawn like twice the entire two years I was there, (returning to the house for my second year of school, I literally had to spend an entire day doing yardwork to make our yard appear acceptable) and literally never shoveled the snow.
In general though, he was much better than I expected from the other reviews here, and given my experience, I would rent from him again.

First off, there is only one positive comment about Michael on this whole website and you will take note of how precisely it is worded. Full of compliments for the guy ("not trying to screw you"-we shall let the numbers speak for this), a sales pitch for a garage (great deal!), a shout out for the great heat (probably because he couldnt fix the damn thing), and finally a rebuttal to the primary complaint Michael can't say anything too, the fact that he will repeatedly invade your privacy and not care, the reason is simple, the second that thief could evict you and has the ammo he will to pocket the money from the deposit, he really is that big of a weasel. I will see that man in court over my deposit I assure every one of you. DO NOT RENT FROM HIM. He has purchased so many dilapidated properties to take advantage of you young college students. DO NOT STAND FOR IT JUST SAY NO. You will regret it, enough of his units will eventually get refused and he will have to sell them to honest, INTELLIGENT businessmen, not short hermaphorditic failure slum lords like Michael "S***forbrains" Bupp. If you are currently under a lease with him, that sucks i am sorry for you.

Mike Bupp is probably the most unprofessional person I have ever dealt with. His e-mails are full of typos and make little grammatical sense; they look like they were written by a drunk 5-year old. He ignored my request to replace a window in my bedroom that I had to tape closed, and any repairs he did make were half-assed and only required more work later on. He complained about late rent when it takes him at least a week to cash the checks anyway, and I'm not looking forward to the day when we try to get our security deposit back. AVOID AT ALL COSTS!!!!!

I LITERALLY cried this summer after renting from Mike Bupp.
He didn't give me my deposit back and refused to cite reason. I'm a girl, i'm not messy, I didn't make any holes in the walls, break anything, etc....
If there WAS any damage it was DEFINITELY there before I moved in.
Living there for the summer was horrible. He lost my rent checks, got my name confused with another girl over and over, and called me a "brat".
I truly hope people read this website before signing a lease with Mike Bupp.

Michael Bupp is the worst landlord I have ever EVER had. Just thinking about him is enough to ruin my day with my relentless rage towards him. Not only is he a horrible person, but he is irrational, unprofessional and very, very angry. The day we moved in we wanted to tell him that our fridge was broken and most of our outlets didn't work (not to mention they were only two prong outlets to begin with) and he told us that "if you two are going to be brats this early then this isn't going to work out." He then complained that he was too busy for our "bullshit." He constantly yells at us for paying rent too late, even though we send it on the first of every month like it says on our lease. AND THEN when he finally receives the money, he doesn't cash the check until the end of the month. He is a terrible person. DON'T EVER RENT FROM HIM!!!!!

Mike and I have been at odds for a couple of months now.
Every time I call him to tell him that something else in his dump of a house is broken, he tells me he will come fix it and then never shows up...
The fridge has a bad plug and only works sometimes. The stove has one burner that works and the oven only has one setting ..600 degrees.
Our floors are warped, our walls are drafty and moldy.
He came over a couple weeks ago while I was in the shower and proceeded to walk around the apartment cursing and yelling my room mates name.
Mike is a bad landlord/person.

This landlord was the most unprofessional landlord I have ever used. He entered my apartment without notice because he was selling the house I lived in. I came home and found him and the realtor in my apartment. He thought 10 mins notice was more than enough time. Everytime I called him to fix something he would give me a bunch of excuses on why he couldn't come over. I finally told him if he did not come over I was calling the fire marshall. (I couldn't get out of my apartment. I had to take the door handle off to get out). Do not rent from him!

Admittedly, I have somewhat low standards, but you could really do a lot worse than Mike. He's easy to get a hold of on the phone, and he made the few repairs I requested within a reasonable amount of time. He's a nice guy who really isn't out to screw you. In the winter he kept the apartment very warm, which unfortunately doesn't seem to be the norm for Oakland landlords. The deductions he took from my deposit were reasonable and justified. He also gave me a really good deal on a garage. He did give short notice when showing the apartment sometimes, but overall I have no real complaints about him.

Overall Mike did a decent job of taking care of any issues that came up while we lived there. I echo the sentiments of some of the other people, he only ever notified one of the three of the people living in our apartment when he was going to be showing it, which in turn led to me being less than fully clothed when he would show up. Also, it has now been nearly two months since our lease ended and he has yet to return our security deposit, which he absolutely owes us due to substantial water damage that occured in both mine and one of my roommates rooms. He did take care of cleaning up the mess from the damage, the security deposit not being returned is a bit annoying though.

Mike Bupp is disturbingly unprofessional. He came over whenever he felt like it (often times when my roommate and I were getting ready for work or class, coming out of the shower, getting dressed, when no one was home at all) without any kind of advanced warning.
I asked him to call a little bit in advance next time (24 hours is the standard amount for landlords but 15 minutes would have been acceptable) and he yelled at me (not an exaggeration) about what a brat I was and how college kids have no respect for landlords.
After we moved out, he was a little late returning the security deposit which I was understanding about but when I finally got an envelope from him it was EMPTY. He is either so sketchy or so scatterbrained that he mailed out an empty envelope.
I consider myself to be a really flexible, understanding person but his consistent disregard for professionalism and common courtesy really pushed both me and my roommate to our limits. I would absolutely under no circumstances rent from him again.

Mike was the worst landlord I've ever worked with. Mike was forever coming over to show the house without notice and when I refused to let him in. I sent him a certified letter telling him that he must give me 24 hr notice before entering my apartment but that didn't help. He just started calling me from the street telling me he was on his way. He gave me 5 minutes notice one day and I told him he couldn't show my apartment, he called me names and pretty much acted like a 5 yr old who didn't get his way. I have never work with such an unprofessional landlord as Mike Bupp. I am grateful that I will never have to deal with him again. He ripped me off on my deposit too. That place was nasty when I moved in and when I left it was spotless.

His properities are overpriced and under-maintained. He has no issues with showing up at your apartment whenever he feels like it without so much as a phone call.
Mike Bupp is probably the worst person in Pittsburgh to rent from.

Mike Bupp is an all-around piece of garbage. He should be avoided at all costs. I rented from him a few years ago, the place was a dump and gas costs were astronomical because its so poorly maintained
