I didn't like that no one returned my phone calls after the deposit cleared. And i don't like that the studios themselves don't have adequate locks. I DID love the location and the fact that the building was always clean and bright looking...I would have stayed there, but the rent is really quite expensive.

My only problem with the property was that the locks and the building aren't very secure. Otherwise, I had a great experience. The building was clean and my apartment was super cute. The rent was kind of high, and I'm a little disappointed that the leasing agents are so friendly initially and then don't return your phone calls after your deposit clears...they need to work on that.

My experience was all right.
+ I cleaned my flat thoroughly and I got my full security deposit back
+ Some repairs came quickly. When a lamp exploded in the kitchen, they put me a nice new lamp on the next day.
+ The flat was nice and bright
- Often had to go to office to resolve payment problems. Luckily, I kept receipts of all my checks.
- Some things, such as tap in bathroom, were never repaired - leaked for one year despite complaints!
Altogether- bearable for what they offer. I wouldnt expect premium service with rents less than $900.

Never, never, never rent from Lobos management. They never return phone calls, fix things correctly if at all. However, if you do have trouble with them feel free to call the health department, that tends to make them move more quickly. Also, if you feel your building is unsafe, you as the tenant, may call the city building inspectors and you can allow them in to inspect the building. This too will bring a quicker response from Lobos Management. If your apartment is not livable be sure to deduct from your rent for the days you can not stay there. Take lots of pictures, document every phone call and find out to whom you speak each time and record the date and time. I have never dealt with the likes of these people. The employees must be very desperate to work for this family. They are SLUMLORDS!!!!! Shame on the city of Pittsburgh for allowing them to continue take advantage of Pittsburgh's young adult population.

Maybe my property was just better kept to begin with, but I haven't had any of the terrible experiences that other people are talking about. Yes, it generally takes a few calls for them to respond to maintenance requests, but on a few occasions they came the very next day. They're usually nice to me on the phone (except for the woman who answers the phones after hours - and no, I don't think she ever "leaves a note for maintenance"). They were also pretty accomadating when my friends took over my lease after I moved out.
I've seen better. I've seen worse. I don't think I would purposefully rent a property from them in the future.

I rented an apartment and signed a 1 year lease with Lobos. However, the apartment was not ready for my move-in by the date that they'd scheduled for me to move in. I had to spend a month living on a couch with a friend because of their unprofessionalism. And that's certainly not all. When the apartment was finally 'ready' for me to move in there was still a huge red stain on the carpet directly in the center of the apartment, a bit reminiscent of a large blood stain. How nice! They claimed that they'd be by to replace the carpet soon after I moved in. They never replaced the carpet and when I moved out they took nearly ALL of my security deposit because of the large red stain, which was there before I moved in. These people are crooks.

Lobos will woo you until you sign the lease. They were very accommodating up front. But 10 months into my lease, problems that were reported prior to move-in (and repeatedly thereafter) are left unaddressed.
Calls to maintenance are answered, but typically go as follows: You have multiple issues - A and B. Someone from maintenance fixes problem A. They look at problem B and do not fix it, saying there will be a follow up. There is no follow up. You call again, reporting existing problem B and new problem C. Someone fixes problem C and looks at problem B, acting as though they've never seen it before. Repeat.
It really is the worst maintenance I've ever experienced. They also refuse to make appointments, so you never know when they're coming. Sometimes it's in a week; sometimes it's when you're in the shower.
And do not assume that the presence of laundry machines in your building implies that you will have access to working laundry facilities at any point during your stay.

If you live in a Lobos Management building and have trouble with them. Call the health department. Another way to handle these slum lords to is to go to the Luke Ravenstahls website city of Pittsburgh, they will send in a building inspector to inspect the building. The only thing they need is permission from the tenant.

Run, Run as fast as you can. Never have I dealt with such incompetent people. They are absolute SLUM LORDS. Wished I had known about a site like this before getting hooked in a lease with such trash. Glad I have the heads up about the deposits not being returned. For anyone still stuck living in a LOBOS rental don't let them get away with it. When they fail to fix things keep records of that, document every phone call and with whom you spoke. Keep dates and times. Build your case. If all else fails and your rental is unsafe or unable to be lived in call the health department. Turn them in. They expect rent money, but don't feel they any obligation to their tenants. Renters have rights utilize them.

They will deduct money from your security deposit for anything and everything.
The first week we lived there my room mate and I both slipped in the shower so we bought anti-slip decals and put them down. Lobos charged us $50 for "decal removal". The only thing is: I guarantee you that they didn't actually remove them.
My biggest pet peeve about the whole thing was that we were required to have a steam-cleaning service come in and do the carpets before we moved out. We rented a steam cleaner from Giant Eagle and did it ourselves which was technically a breach of the lease. HOWEVER, when we steamed them, stains came up that had been there the entire time we had lived there. Whoever lived there before us definitely did not have the carpets cleaned when they moved out and I guarantee you that Lobos took off from their security deposit because of the stains but then didn't use that money to actually clean the carpets.
It was damn near impossible to get a maintenance person over to fix anything and every time the realtors came around to show the place they looked nervous to the core about everything the prospective tenants asked us because they KNEW the answers could not be good.

I have lived in the Adrian complex for three years. The first year, they seemed like a good management company -- courteous service, respectful, even waived a late fee the one time I was a couple of days late on the rent. In the second year, problems began. First was the front door. The do not fix it when it's broken, the simply bend the metal around the latch (come on, that piece of hardware is around $2.00 as a local hardware store). A drunk guy kept sneaking in in the winter to stay warm. Then the vandalism started. People were scratching things on the elevator, okay. People get drunk and probably do that. But then I began to notice a smell in the elevator. Apparently someone had a dog that was urinating in there (unless, God forbid, it was a person). They kept "perfuming" the elevator carpet, which just made matters worse. Finally, they replaced the carpet with tile (after a full two years of this). Next were the mailboxes -- pried open three times in 2008-2009!!! Lobos was called time and again by tenants and the police. It was often a week before they were fixed. I had to get my mail from the post office two miles away. Third, the paint on the lobby ceiling started cracking and falling in large chunks. I called their "maintenance" after being hit by a piece of falling paint about a foot and a half in diameter. They didn't deem to care (and it came very close ot hitting me in the eye). It took them about three weeks to fix that (mainly because their maintenance people spent the day SMOKING ON THE LOBBY COUCH). But wait, there's more. They have shut of heating and AC everywhere in the building except inside the apartments. In winter, I had to wear a coat to check my mail or get food delivery. The front door can be "jimmied" open by anyone. Repeated vandalism. Noise complaints go unanswered. The people in the office (particularly Lori and Ebony) are utter incompetent and would not last under any other employee. Finally, there was the great water and sewage scam, which affected many people in my building. I never signed anything that said I had to pay for water and sewage -- not the lease, not a renewal, not a separate contract. For several months, they tried to charge me nearly $20 a month, and would send threatening letters and make threatening phone calls. I finally got so sick of it that I called and told them I would pursuing a harassment claim, and I would not pay anything unless they showed proof that I had signed something to that effect. After waiting on the phone for about five minutes, they told me they had made a mistake with me and several tenants at the Adrian, and that I was not obligated to pay anything. I have recently found out THEY ARE STILL BILLING WATER AND SEWAGE TO TENANTS AT THE ADRIAN!!! I have half a mind to call the police or the FBI, because I believe this qualifies as embezzlement and/or fraud, but I am not sure of this.
Living conditions are unsuitable at this and other Lobos locations. Avoid anyone attached to Lobos Management, Ron Sobol, or the phone number (412) 441-1400. I do not make these accusations lightly, and only do so because I know many of my friends and neighbors have also been vicitimized by this deplorable company. Spread the word about Lobos Management, for the health and safety of Pittsburgh renters!

I am utterly appalled at the incompetence of this company. I encourage all who read these comments and are looking to rent in Pittsburgh, please avoid Lobos Management properties at all costs. Their buildings are in horrific condition and maintenance is a completely dysfunctional (almost non-existent) service.
If you do rent from Lobos and have a complaint, I encourage you to submit that complaint to the Better Business Bureau (http://www.bbb.org/). It is online, free and easy. In general, it is wise to document all contact with Lobos. When the time comes, you can use that documentation and submit it as added evidence that Lobos should not be a BBB accredited business.
The BBB offers accreditation to companies who resolve most complaints brought forth by its consumers. If a consumer is not satisfied with the company's response to the complaint, it is the consumer's right to respond with added evidence. It is your RIGHT as a tenant and consumer to voice your issues with this company. By affecting Lobos's accreditation status with the BBB, hopefully fewer people will fall prey to their incompetent services that, in no way, put the tenant first.
REMEMBER: USE THE BETTER BUSINESS BUREAU (and sites like these) TO LET YOUR VOICE BE HEARD!

Just look out for black signs with purple or pink letters. The owner as well as the office personnel are horrible. The landlord thinks that he can treat any way he wants, but still expects for you too pay on time.

If I could put '0' on anything, I would. They have THE worst interaction/service time/maintence I've ever encountered! I've had multiple issues, some NEVER addressed! First off, NO HEAT. the "heaters" they have do next to nothing. The one in the living room is more A/C than heat (but they claim they do both!) the one in the bedroom does marginally better, mainly due to smaller area and closed door! Reported- FIVE TIMES. NEVER FiXED.
I've had numerous other issues- dishwasher broke (reported 4 times, never fixed), broken pipes (2 happened, one took 'emergency call' to get it to stop IN MY BEDROOM!) the 2nd just happened, strangely they responded within .5 hour when i told them i "wasn't even going to try and I'll call the better business bureau/my lawyer/ and the refuse to pay any rent for the remainder of my lease is they do not get there within one hour" maybe that had SOMETHING to do with it...
overall- awful. the place IS nice, but when you factor in all the issues, NOT WORTH The TIME+MONEY!

Lobos sucks, the house we lived in was old and falling apart. To make the house look nice before we moved in they just painted over everything, even pennies stuck to the walls. Most of the outlets in the house didn't work or would come out of the wall. We never even bothered to call Lobos for maintenance, figured it would be cheaper and faster to fix things ourselves. Our heating bills were outrageous because of the extremely old windows and front door. Overall Lobos is a horrible company run by a bunch of ***hole kids out of college just looking to take advantage of renters. Don't expect to get your security deposit back unless you take them to court.

My boyfriend and I lived in the Fifth Avenue apartment for a year, and my boyfriend lived with them for a year before that.
My boyfriend and his roommate had various problems that they brought to Lobos' attention but were never fixed. They didn't pursue it too much because it was nothing big and they were lazy, until one night when the knob came off the faucet in their bathroom and water started spraying out. The lady they talked to seemed rather annoyed that they had called and said there was nothing she could do about it but leave a maintenance request. Fortunately, they were contacted sometime around mid-morning, but they still had to deal with gushing water for about 8 hours, and they spent all of those 8 hours wondering if the lady had actually filed a report.
They also had a problem where Lobos threatened to take my boyfriend to court because he hadn't paid his security deposit (he had). What happened was, my boyfriend and his roommate had each paid half of the security deposit with a money order, because one of the loops Lobos makes you jump through is paying your security deposit with a money order. They went in at the same time and turned in both of the money orders. They lost my boyfriend's, which basically is like losing $450 in cash, and then started calling him and saying he'd never given it to them. So he called the bank and tried to track down the bank, and while he was working on it they served him with court papers.
Eventually, he tracked down the information about the MO, immediately after which they found it, in another person's file.
After that we started demanding receipts for everything, so we didn't have that problem. We may not have had any problems when we were there, but I do have to say the people in the office are generally unpleasant. They are not above ignoring people they don't feel like talking to, and being rude to you if you come to talk to them about any problems you're having.

Nothing gets fixed unless you call back every day and even then it's only when it's a big problem and they take a long time to come. The company manager is a jerk and doesn't respect his tenants at all. He thinks he's better than everyone and doesn't believe you have the right to anything as a tenant other than sending him money. They told us our apt would be renovated when we moved in but instead they did all the renovation while we were living there, including installing a forced air vent system and putting in new windows. They never put down tarps or cleaned up after themselves (paint and dust and wall pieces all over our furniture and computers) and they stored maintenance stuff in our living room overnight. Without notice, they: shut off the power to do electrical work, showed up early in the morning to work on our apt, started installing new things without telling us what/when. They also would start construction in the basement as early as 7:30 and the hammering/sawing could be heard in the whole building. Also, every person I know who has lived with them has been screwed out of most if not all of their security deposit. According to Lobos one group of my friends OWED THEM money in addition to the $1100 security deposit they wouldn't return.

This management was awful. They bought out the complex about a month before I moved out, and started doing renovations outside my door at sometimes 7:00 in the morning. They'd shut the water off sometimes and give no notice, and they screwed me out of my security deposit completely. I'm thankful that I did not sign the lease for another year, or I'd probably have worse stories to tell.

this is one of the worst slumlords pittsburgh has to offer for university students. i had to call the health department to get toxic mold fixed in my apartment. then dont plan on getting any of your deposit back no matter how well you clean the place up, they just make up charges... plan on a day in court if you want your money back.

I've lived in 4 apartments and Lobos Management is the very worst of the worst. From the office staff to the manager, they are the rudest people I've come across. Google Lobos and see how many court cases there are against them because of security deposits not being returned!
We had a leak in our bathroom that soon turned into plaster chunks falling and then mold growing. We called them in OCTOBER, they came and fixed it in APRIL! THen we had water coming up from under our toilet and it took them 2 weeks to fix that (in the meantime, we couldn't use our toilet). We finally had to get the Health Dept. involved. We are now in the process of suing for our deposit back because they have "painting the bathroom" as one of the deductions when it was their leak!
Parents, students, and everyone else, BEWARE THIS LANDLORD. They have distinctive purple lettered signs outside their properties with their phone number on them. All of their ads claim their apartments are "newly renovated". This means that someone vacuumed the apartment (maybe-at the most). AVOID THESE PROPERTIES unless you have money to throw away.

I leased this apartment online and I'm about to finish my second year here. I'm leaving this year but I had a great time. First of all, even though I leased the apartment without seein it first, everything was as I was told it was to be. More importantly, my leasing agent met me at the building t 10:30 p.m. to hand me the keys. The next day (which was a saturday) his staff carried my furniture in for me. I never paid or tipped these people and the bulding manager never asked. I stop in their offices every month to pay the rent and talk to my leasing agent. He was very good to me then and is still now. He also makes sure my problems are repaired. When my central air went out he even gave me a window air conditioner for three days until the problem was fixed. The other time I called him for my clogged bath tub he came in afternoon the same day.

I lived at 2703 Tilbury Avenue from 2004-2005. I have rented from several landlords in the city of Pittsburgh but Lobos Management is by far the worst. Here is an excerpt from one of my many letters to Lobos in which I summarized my problems with them.

Id like to give you the complete history of our complaint as well as I
can remember it. When we signed the lease for 2703 Tilbury Avenue we were asked to submit a list of existing damage to the apartment and were promised by our agent, N---, that all existing damage would be repaired within three weeks of our occupying the apartment. In addition, N--- insisted that the broken furniture and garbage that filled the basement belonged to the previous tenants and would be removed before we moved in. This turned out to not be true. Six weeks after moving in, I called Lobos Management to find out why the repairs had not even been started. I was informed that N--- was no longer working at Lobos Management. At the time I assumed that what had happened was that our repair needs were simply overlooked in the process of N--- leaving and another agent taking over his properties, which would be an understandable oversight.
However, over the next few months I placed a total of seven phone calls and sent one letter regarding the matter, none of which resulted in a satisfactory resolution. For most of the phone calls I believe I spoke with B------, who was incredibly unhelpful. Each time she simply resubmitted our repair request, despite my protests that all previous repair requests had been ignored and that obviously some other action needed to occur to actually get the repairs done. Also, she failed to call me back after promising to do so several times. No one came to our unit and no repairs were performed.
During this period, Lobos Management Company falsely accused us of not fulfilling our lease requirements three times. We were accused of 1) not using the correct form of payment 2) not disposing of garbage properly and 3) not paying rent on time. This was especially irritating as the only party not fulfilling the lease agreement at the time was Lobos Management. In addition, I accidentally stepped on an exposed carpet nail and cut open the bottom of my foot.
Finally, we were forced to threaten legal action against Lobos Management Company in a letter sent at the end of October 2004. We had hoped to have a healthy and cooperative relationship with Lobos Management Company and had been reluctant to resort to threatening legal action, but were left with no other means of coercing Lobos Management to comply with the lease agreement. It was frustrating because the repairs were not overly complicated but they were necessary. We even offered to do them ourselves if Lobos Management would reimburse us for supplies, but were denied. The first time any representative of Lobos Management Company responded positively to our repair requests was after the letter threatening legal action. Workers arrived at our apartment and began the repairs that had been requested over three months beforehand.
After this exasperating series of events, I spoke with the tenant who lives in the unit below ours, and learned that he has had a similar experience with Lobos Management. He was also promised that our shared basement would be cleared out, but was also forced to threaten legal action before cleaning began. This job was left unfinished and garbage and old furniture remain in our basement.
Another friend of ours, upon learning that Lobos Management Company manages our property told us, If I had known that was your company, I would have told you not to sign the lease. That is how bad they are.
The poor reputation of Lobos Management is spreading across the city, and the common sentiment of every former and current tenant we have spoken to is that Lobos owns more properties than it can effectively manage. It seems that many tenants are unable to receive the service that they are paying for.

calling in a maintenance request is like talking to yourself. they really don't care. they'll let you talk for about 5 seconds and then they'll say "we'll send someone over" just to get you off the phone. and when they do fix something, it's only a temporary fix. i felt like i lived in a crumbling cardboard box.
during the winter, there was zero heat in the basement and i lived in a first floor apartment. there was so much cold air coming up from the floor. also, due to the lack of heat in the basement, my kitchen pipes froze 5 times and my cold water pipe for my shower froze once. the repair guy told me to let the water stream from my kitchen faucet if the temperature was below 20 degrees. so i had to baby-sit my kitchen pipes for half of the winter months (plus i was paying for water). they told me there was nothing they could do to stop the pipes from freezing - IT'S CALLED INSULATION OR SOME HEAT IN YOUR FILTHY BASEMENT. the pipes eventually burst and no one in my building had water for 3-4 days. no apologies from lobos, of course. i can't count the number of days i spent waiting around my apartment in the winter for someone to come and fix my pipes.
i could write an essay about my frustration with lobos management. please do yourself a favor and don't make the same mistake i did - no matter how cute the apartment looks, AVOID LOBOS!!!!

They are the definition of slumlord, they are the worst. They will not fix anything, good luck getting a hold of them. It took me two weeks to get my sink unclogged. One week to get the heat fixed. The never touch the yard, will not cut the grass or shovel snow. We are always getting water shut off notices from the water company. They will keep your security deposit regardless of how you keep you apt. I would not recommend this company to my worst enemy.
Also I would bet that every positive response on this site is written by Ron or one of his side kicks.
Good luck if you make the mistake.

Our lease indicated that AC was provided in our apartment. We moved in... in the middle of July... with no AC. We were promised a window unit but one didn't show up, that is until legal action was threatened after almost a month had passed. The common storage area in the basement area was broken into on several occassions. We had several items including a bike stolen from our cage. The part that makes me laugh is that when they were showing the apartment before we moved out - the realtor asked us if we had taken advantage of the storage area! And if you live anywhere with a sidewalk (pretty much everywhere), don't ever expect to get your sidewalks cleaned or salted after inclement weather. The carpet it our unit had a growing area of mildew, right in the center of the living room, where a hot water pipe for the building ran underneath it. Our repeated requests for new carpeting or better insulation were always ignored. Worse yet, they didn't even replace it after we moved out. So the poor sucker that moved in has to deal with that mess/health hazard too! When we needed repair, they often came very early in the morning. At one point, a shut-off notice from the water company was put on our building's door. Lobos was paying for the water in the buildling. They assured us this was just a 'clerical error' and that the water company sends shut off notices with the bill being just a few days late. Sucks to be them, because my experience working in social services in the area and with clients with the same water company was exactly the opposite of what they told us! I agree w/ a previous posting, that Lobos has too many properties to manage. We did get our security deposit back (minus the carpet cleaning cost), which was a plus. But again, I think this was only because they remembered my father was on the lease and they were at the mercy of his attorney.

THey are horrible with maintenance issues. Had a leaky toilet for over a month before they came to fix it, and a broken window (put back together with duct tape) for almost 6 months! Plus, their laundry requires special tokens that you can only get from the leasing office. A big pain in the butt!

We went without any running water in our house for 6 days before anyone came to fix it. When they finally did, they flooded our basement and ruined some of our things that we had stored down there! We also had a problem with carpenter ants (which was a result of the building being in such terrible shape) that wasn't taken care of for months.

Not only the worst landlords but also some of the worst people I have ever met. They seem to go out of their way to make their resident's lives miserable. Expect to take them to court to get any of your security deposit back. Maintenance was never taken care of unless we called every day for weeks, sometimes months. We never had fire alarms installed, despite asking for them more than a dozen times. On two occassions, I called to put in a work order for fire alarms and was hung up on. We had a leaky roof, and moldy walls and ceilings that were never fixed. Spare yourself a year of stress and aggravation and don't rent from Lobos.

I would not advise my worst enemy to rent from Lobos Management. They are the most miserable slumlords I have ever come across. Our apartment was FILTHY when we moved in- our toilet had vomit on it and our white porcelain bathtub was black. Our carpet is a filthy greasy matted mess- don't ask me where the carpet cleaning money goes. Our kitchen was not renovated as promised. The french doors in my bedroom have a gap large enough for a bat or other small animal to get in. The entire building is infested with roaches.
Security in the building is nonexistent. Two neighbors had break-ins and both lost valuables (laptops, jewelry, etc). Our front door does not close, and the glass is broken.
Renting from Lobos has been a nightmare- DO NOT RENT FROM THEM!

Had two decent years with them until I moved out. I moved into a new place outside of the city before my lease expired. Without my permission, they let someone else move in two weeks before my lease expired. I found this out when I went near the end of my lease to finish cleaning and woke up the new tenant sleeping in the living room. Only when I went to their leasing office and informed them of their illegal activities did they give me back my rent for those two weeks back. I think Lobos is irresponsible and quite possibly a joke. Who else lets people move in to an apartment when there is someone out there who has two sets of keys? How did the current tenant know that I wasn't going to enter and steal things? The only other thing is that I had a vacuum cleaner that they just decided to take and throw out. I never gotten the money back after multiple phone calls and never really anticipate getting it. If you ever look at their places and deal with Shawn, either look elsewhere or ask for someone else.

For the love of God, GOOGLE LOBOS BEFORE RENTING. People have created whole websites to alert renters about the horribleness that is Lobos Management.
They know people hate them, so they don't always put their name on their ads. Know what you're getting into.
My personal story:
Oven has never worked. Maintenance finally came after 4 months of requests. The maintenance guy pissed in my toilet, left the seat up, didn't flush, and never came back.
Water soaks through the wall when it rains. I gave a signed maintenance request, with a witness, and they finally came...only to spray paint the wall and not fix the problem.
Front walkway is never shoveled and is covered in ice.
Tree branches over front walk hit power lines & become weighted down with ice. Is it bad to hopethe whole damn building burns down?
They automatically extend your lease if you don't give them 60 days notice.
Had to file 2 BBB complaints to get a refigerator and the correct mailbox key.
Front hallway smells like cat piss when it rains.
Worst rental experience of my life, and I've had a lot of them!

We were warned by a number of friends staying in Pittsburgh about staying away from Lobos Management. The house was pretty good, pest free. For ultra critical issues like leaky toilet, ruptured boiler, they were pretty quick to react. However for other issues like leaky ceiling, basement, broken washing machine, broken drier, dirty carpet, windows that wouldnt shut in winter... they were appaling. Never responded to even one of 100s of calls. They always replied assuring that the repair work will be done in the next 7 days or so, but they never showed up. Our neighbours (who were also lobos victims) had no heating well into winter and had no washing machine/ drier as was promised, for the entire year. The employees at their office were generally very impolite and stubborn. They lie outrageously while quoting the estimated price for utilities that you might have to pay. We were told that gas bills would hover around 50 dollars in summer and about 120-150 dollars in winter. Our Gas bills averaged at around 400 dollars for the 5 months in and around winter.
I guess that just figures that whenever you mention lobos to anyone who has been arounf pittsburgh, the first reaction you get is ... find something else...
