I've lived at 429 Semple for over 15 years. Larry Defrancesco is always available to fix reported problems which, in fact, are not many. The apartments are clean and well kept. The building are safe and well lit. I know he screens rental applicants and only selects mature tenants who are not likely to trash the apartments. I haven't had a minutes trouble with the two apartments he has rented to me over the past decade+...in fact I even recommended him to my sister who lived in one of his units for over 5 years while her daughter attended the University of Pittsburgh... Want a nice, moderately priced apartment close to Pitt with an always available landlord????...Call Larry… He is in no way a slumlord.

I see that Larry has gotten a bit of a bad reputation on this website. I can honestly say that I am shocked. I would like to take a moment to tell you about my experience with Larry. I rented from Larry for a year (last year, I moved to a different part of town and into a bigger apartment with my boyfriend - no hard feelings from ending my rental with him). He was available all hours on the phone (I used to work at a bar and had some problems with my locks.. he would answer my calls when I got home at 2am and couldn't get in and came over promptly to fix it). He also answered calls when the heat went out a few times over the winter. (The pilot light went out.. nothing serious, it was fixed in a matter of hours). He was always cordial with me. I had an incident with an upstairs neighbor that spilled a bucket of water which came crashing through the ceiling right onto my flat screen tv. I told Larry about it who came to assess the damages. He had his insurance company assess it, who said that it was not his fault. (The building wasn't leaking anywhere, and I never had a water problem before or after). When we approached the 'gentleman' upstairs he started making wild accusations of Larry stealing from him along with all kinds of other nonsense. Larry has been reasonable, and even cut me a partial check up front for the damages to my tv! After he got the guy upstair's security deposit back, he reimbursed me the rest of the cost of my tv. Can you really ask for a better landlord? He also assisted me when I was parked in by friends of one of the tenants in his other buildings. He made phone calls to everyone to find out who's car it was so that I could get my car out to go to work. (Mind you, this is 8am and he came to my apartment to help me deal with this.) I give Larry two thumbs up and I would recommend him as a landlord to anyone. He's an upstanding guy. Hope this helps to anyone who might be soured by previous comments about renting from this landlord!

The building was in bad condition to start with and despite being told that many of the problems would be fixed, they never were. Moved out early after a fire scare and am still going to court to get my security and last month's rent returned after 3 appeals on his part! he's fine unless you try and leave early or you like living anywhere reputable.
