This is one of the ultimate slumlords of Oakland. The only time you ever see this guy show up at his property is when he takes the keys from the old tenants and hands them over to the next tenant. He's so lazy that he doesn't even bother to change the locks between tenants. We know this to be true because a previous tenant came into the house one night when he was stoned out of his mind. He claimed he still lived here and proceeded to his old room. The guy will never answer his phone. You must always leave a message which of course results in never getting anything done by him. He must be screening his calls because he probably gets called upon by his tenants to fix one thing or another all the time. When he does decide to grace us with an appearance the job isn't done correctly. Of course this results in another call back to him to come fix it again. The only way to get any action with him is to threaten with legal action. The house is completely trashed and destroyed by each tenant. He has other properties in the area as well. Beware of the name KARL KUTZ. This is fair warning to stay as far away from this guy as possible.

Karl Kutz really doesn't care as to who he puts into his properties. As long as the almighty dollar shows up in his mailbox every month that's all he cares about. The man has got to be one of the worst slumlords in Oakland. He takes no responsibility for his properties or his occupants. Take a tour of his places and see for yourself. Forget about calling him for anything because he never answers calls let alone return any back. Consider this your warning. Slumlords like him are bound to get it sooner or later.

This place was a frat house for year and years...and looks like it. Astro turf over dirt in the basement.... No isulation, discusting carpet. The toilet fell through from the secong floor to the kitchen. Dont expect your deposit back. We left the place in fantastic shape, steam cleaned the carpets, patched and painted the walls and installed two new toilets. There is a reason that all his properties were vacant last year... good luck whoever ends up there this year.
