I first had a landlord that was not the best one, but he took care of the things to be fixed, then he sold his apartment complex to JLB Investment, LLC and that is when the whole nightmare started... They even changed names so that people can not sue them. Now it is Trends Capital, LLC. Many people in the apartment if not all had complains about them. Don't rent from them they try to screw you in anyway possible. I think the city should sue them for not caring about any of their tenants.

Read any reviews about Jason Cohen or any of the companies that his name is affiliated with and you will find nothing but complaints. He expects tenants to pay top dollar for apartments that couldn't even pass a health code inspection. It is people like Cohen and his dumpy properties that litter our streets and give all landlords and our city a bad reputation.

In my personal experience renting from them, I found out rather quickly when winter hit that my apartment did not have a furnace. When I called and asked what to do about heat, it was suggested that I use electric space heaters. However, each time I turned on one of the space heaters, I blew a circuit. Of course I was denied access to the basement (where the circuit box was) so I was charged $50 per visit to have them come into my basement and flip a switch to restore my electricity. At one point, I went over a week without electricity in my house because it took them so long to come fix it. So finally I gave up and I agreed to their terms of paying one month extra rent and forfeiting my deposit to end my lease and move out. This didn't solve my problems though--for three months afterward I was getting eviction notices for not paying my rent. I was told that Jason Cohen was taking me to court for non-payment and I was actually excited about it. Unfortunately it never quite panned out. I suppose he realized he was fighting a losing battle and decided to screw over someone else instead.

This was BY FAR the worst living experience ever. There was no snow removal on the steps or driveway, which made winter travel hard b/c the drive way was uphill. Pipes creaked constantly, a breaker popped while I was on vacation over the summer and my apartment smelled like rotted flesh from my fridge. Somehow it was my fault, everything worked fine when I left. Over charged for cleanings after I moved. Stay clear of JLB if at all possible!!!

The night before I was supposed to move, they called me to inform me that I could not move into the apartment that I had picked out and placed a deposit on. because the old tenant was still living there. Apparently her renew form got 'lost in the shuffle'. So I had to go look at another apartment that night and basically be forced to take it, or be homeless since my old lease ran out the next day. When I moved in, the apartment was still a mess from the previous owner. I had to scrub the kitchen and bathroom down with bleach before I would even touch them, and there were smoke stains throughout the rest of the apartment. Since moving in, I have had nothing but problems. Upon placing a request for screens in my windows so I could open them without letting bugs in, (or the cat out), I was informed that screens and blinds were not part of the lease agreement and that I had to provide them myself, or pay for them to install them for me. A request was also placed for a screen for my back door, and while that is actually covered by the lease, I have been waiting over a month for said screen. In addition, they are currently selling the building, so now they are making improvements to the outside - to make it look 'sellable'. In the course of this, while adding siding to the outside, there was no notification to remove articles from the outside walls, and I was welcomed home, buy seeing all of my frames and anything else touching an outside wall on the floor of my apartment. I guess a simple letter or phone call was too much to ask.

I hired jason cohen to pretty up my place and do some top notch management. I paid him over 10k to do so. His work was sub par, late, and overly expensive. After months and months of ignored phone calls my place remained empty. He was supposed to fix my furnace. Rather than replace the auto igniter, he slapped all the wires together bypassing the thermostat. This created an extremely dangerous situation. The house would heat up until it reached the top temperature of about 80 degrees. After that the furnace would, of course, shut off. However, the next time it called for heat, with no working auto-igniter, the house would have filled up with gas and been at hazard of exploding. He failed to understand this simple concept and blamed me for his shoddy work that he overcharged me for. JLB, Elrod, and Trends are all the same horrible company. Rent from Jason or Gregg if you want to deal with a bunch of horrible shit.
