This woman is horrible! She may seem nice at first, but once she has your money, she will screw over even the best tenants.
Although the house was cleaner than when we moved in and we fixed the things that she wouldn't, she refused to return our full security deposit.
It is a shame that she is such a terrible landlord because some of her properties are actually nice for the area. However, save yourself the trouble we went through and avoid dealing with this woman at all cost! You will not be able to reason with her at all. Don't be fooled by her initially. Just wait til she gets your money...

Jian is a poor to mediocre landlord. She owns a few properties with her husband and mother.
-She insists on paying the utilities, and then having you write her a check. She's always at least 2 months behind on telling you what the utilities are, and then she wants a few months worth of checks at once.
-She said our heating bill would be around $200 (actually she said $220). Our largest was $378, and we kept it at ~65F.
-She never repaired anything. Our water pipe froze (solid, no water coming out), and when her husband finally returned our call, he said to just let it thaw. Our roof was collapsing, floor was peeling, toilets broken, windows broken, etc etc.
-She came over a lot, usually with no warning (sometimes without even knocking, she'd just open the door). I came home several times to find unsupervised people I didn't know in my home.
-Turned the house over to us in filthy shape, then tried to charge us $200 for "cleaning." Argued for weeks, then agreed to charge us $100.
Jian works full time. She'd be a poor landlord if she didn't; since she does, she is awful. Even if she had the desire to be professional about anything, she doesn't have the time. AVOID HER.
