I rented from 6 different landlords in my time in Pittsburgh and Jerry was BY FAR the worst. Before we even moved in, the middle aged couple who lived in the house before us warned us to never be alone in the house with him as he was an intimidating, sexist jerk. I brushed them off as he was nice when we met him and signed paperwork. However, from the day we moved in he was the complete opposite. He would bring me and my roommates close to tears with his degrading, sexist words.
On one occasion, Pittsburgh was going through a cold spell well temperatures were below zero. The pipes froze, water backed up through the tub and leaked into the downstairs kitchen. He blamed the blockage on us for "flushing tampons" (a completely inaccurate statement that had no basis for proof, and had never happened), despite the plumber saying there was no evidence of that happening and it was clearly unavoidable due to the weather and age of the building. Nonetheless, he withheld $500 from our security deposit for this (among other things) and threatened in the letter that if we challenged him or took him to court, then we revoke our right to the remaining deposit. Not only is this illegal but is also blackmail.
We lived in constant fear of Jerry, and indeed, we did choose to have a father, boyfriend, or male friend over at all times when he would come. The only reason I'm writing this is to challenge his positive ratings, which he surely wrote himself. STAY AWAY.

Renting from Jerry was the worst decision my friends and I have ever made.
At first, Jerry presents a very friendly, uncle-like facade, luring in unsuspecting students. However, this fades quickly, revealing an extremely antagonistic, misogynistic, condescending, invasive, tyrannical man. The day after I moved in, I came home to discover all of my bedroom furniture thrown haphazardly into the living room, blocking doorways. Some articles were damaged and sitting in puddles of water. It was a nightmare. When I called to notify Jerry of this, he told me proudly that it was he who threw out the furniture and that I had no right to put furniture in my own bedroom until he had the carpets steam cleaned. My room was already clean and I should have been able to do as I pleased with it, but he felt differently. He used colorful language towards me, made me cry, refusing to admit that he shouldn't have handled my property. He is a maniac.
Things didn't get much better from there. We had serious issues with the heat. The house didn't have heat until late November, and the indoor temperature frequently dropped to the low 40s. It was hell on earth. We reported him to the health department because it is illegal to have the heat below 68. He was very uncooperative and resentful of us taking the initiative to change the conditions of the apartment, which was almost unlivable at that point.
There were also rats everywhere on the property and a few in the house because the backyard is full of garbage.
Jerry is a pig, he treats women like garbage and does not respect them. If you are a girl, DO NOT RENT FROM HIM. If you are a guy, you shouldn't rent from him either, but at least he might treat you like a human being.

I lived at this address from 2006-2011. I moved out of this apartment because I moved away from Pittsburgh. I had a pleasant experience and the price was reasonable. Although Jerry isn’t perfect, the negative comments here are too extreme.
1. Jerry has always given me reasonable advance notice regarding the need for him to enter my apartment for maintenance and repairs except for a few times related to my shower leaking lots of water to the downstairs unit which was a big deal. He will enter with little or no notice for emergencies which is understandable. For the record, it was not my fault and I was not charged for repairs.
2. Regarding his availability, he will prioritize problems and that is both good and bad. Anything major like water or heat gets taken care of within a day or two, but the important thing is that you have to let him know about the problem. Sometimes Jerry will go on a vacation, but before he does so, he always sends an e-mail telling us who to contact if anything major goes wrong and that person is usually pretty reliable. Minor issues such as dead lightbulbs in the stairwell (there are multiple lightbulbs and they die slowly one by one) may take a little longer but Jerry is a one man show.
3.Regarding the heat, the start of winter and the end of winter is a period of transition and it is sometimes tricky to get the heat setting just right to make everyone in the apartment happy. The lower floors tend to be colder and the upper floors tend to be warmer. During those times, Jerry will poll everyone in the apartment regarding the heat and adjust it upwards or downwards as necessary. If it’s too cold, let Jerry know and it’ll be warmer the next night.
4. Regarding tenant liability for repairs, I have never been charged for anything that was not my fault as long as I gave Jerry the proper notice that there is a problem before it exploded into a bigger problem. For things that were clearly my fault, I felt that the charges were very reasonable.
5. Late one summer, the old AC unit in my room stopped functioning. I contacted Jerry and within a week he replaced it with a spanking new AC. I’m still very grateful for that.
The bottom line is that Jerry is a nice guy and if there’s a problem, just let him know. If you don’t let him know, Jerry won’t know because the other tenants in the same apartment building are probably too lazy to contact him. It’s an old building, things will go wrong, and if you don’t let Jerry know, then he won’t know. Once he knows, it will be taken care of.

Jerry asked me to rate him on this site. I think he's been asking anyone who has had a good experience with him, due to the bad ratings he's seen here, but I don't think he's making any ratings himself.
This property is a bit old and worn out, but it's reasonable for the price. I've never had serious or long-lasting problems with heat or water over the 16 months I've lived here so far. The washer and dryer break down about once a month and it takes Jerry about two days to fix them.
He's not a mean guy or anything like that. He's pretty reasonable.

I have been a subcontractor for this apt for about five years. We have been called on to fix a variety of things. Steam leaks. flooring. electrical and heating systems. On many occasions I have been consulted after hours when Jerry and some willing assistant has labored long and hard to solve complex problems. Jerry has been a Landlord for over twenty years. He is committed to it and his tenants.There are times when a part is not readily ava.and people have to wait.It is a shame that some of Jerry's tenant's, though being educated professionals, have yet to master the art of patience and civility! He as I are mom and pop operations. occasionally we like to think of our customers as friends. We are not entirely mercenary and like to offer thoughts and opinions. Withholding heat? that is a good one, I will have to harass Jerry about that.

I previously rated Jerry. I wrote my rating in anger and while I do hold true most that I wrote in there I would like to say, that hate is a strong word and as a person I do not hate him, but as a landlord, I would not choose to live in his apartments again. I spoke of our bike being stolen which turned out to be a misunderstanding and was returned. Also his handyman is a stand up guy who does the work he is told to do.

Ok so i do see why people rate him negatively. But in my experience, I have experienced only POSITIVE things with Jerry. He always emails me before any maintenance, cares enough to let me hand in rent late (consistently), and does in fact care for his tenants well-being. Its when people are overdemanding as tenants that problems arise. He is a call away, and although his maintenance jobs tend to be "stitch and wait", it is sufficient. I would rent from him again, just maybe not at this location. But i am staying for my original 1 year lease and most likely for another 1.5 year.

Jerry is the worst landlord I have ever had. If you complain about the heat being too low, he brushes it off. Our heat was broken for a week in the depths of winter. He never brought in a repairman, but more than once turned the heat off all day to "fix" it and then left it not working overnight. Even when the heat is working half of the apartment is only 50 degrees.
On top of this all of the other negative reviews are true. He frequently enters apartments with out notice (which is illegal), he never actually fixes anything, just finds quick fixes and work-arounds. Which is exactly why our entire building was forced to live without heat for the coldest week in the winter.

I absolutely HATE this guy. He is the most rude, condescending, fake, and intrusive man I have met. He seems nice in the beginning, but it is all a show in my opinion. If you have issues or complaints, he will act as if he is going to do something about it and cares, but really he is just buying time and hoping you forget about the problem. He puts "bandaids" on everything and doesn't really fix anything. When emailing with him, he has been really mean to the point of making me cry on more than one occasion. He is insensitive and acts as though he is the almighty and his tenants are little peons that are always too blame. He talks as if he is SOO busy all the time and never has time to work on complaints, only what he thinks needs to be done. He talks way too much and does way too little. I would NEVER live in one of his places ever again and my advice is to stay as far away as possible. I agree with a previous post about the sketchy people he hires to come and work on the apartment, one of them stole our bicycle. His main repair guy seems as though he is drunk all the time and smokes in the basement as he is working. It is in my opinion that the nice reviews above are either him or his family , because that is not possible! I can't imagine someone having a good experience at these properties or with this slumlord.

The negative comments posted here are fairly accurate. He is very intrusive and extremely disrespectful at times. He thinks he and I are friendly with each other so he tends to reveal some of his personal views on occasion and some of the things he has told me about the female gender in general are just outrageous. He does find any way possible to put blame on anyone other than himself. We once had a wiring problem in the wall and he blamed it on our overambitious use of electronics. He hires very suspicious people to do maintenance. He talks down to people offering his "life lessons" as though he is wise and the tenant is ignorant. He uses the heat minimally so the free gas deal isn't all that it is cracked up to be. I would recommend looking elsewhere first, but the houses he offers are of generally good quality. I did renew our annual lease twice because he is tolerable, but I am sure there must be better landlords out there. Good luck!

Jerry was a great landlord
He is only one man so he has to prioritize. He will fix the most important things first then get to the smaller less important things later.
I asked him to replace my fridge because it was a very old model and in time he was able to find a much better fridge for me.
We got along very well, and assuming you dont call him up daily to complain about every little thing i think most people would get along with him.
I would definetly rent from him again

My roommates and I had innumerable problems with Jerry Kruth as our landlord, including sexual harassment. He was very slow with repairs if they happened at all.
He was very invasive and entered our apartment building multiple times unannounced. He was extremely difficult to deal with and would frequently get into loud arguments outside of our building.
I did not feel safe around him and feel that he is the definition of a slum lord.
I strongly advise against renting from this man, especially if you're a woman.

It's very hard to rate Jerry, because he doesn't mean to be a horrible landlord. I think he sees himself as the consummate victim and a nice guy. Unfortunately, Jerry is the worst landlord I have ever had.
My problems started only a couple of months after I moved in. Basically, the roof leaked quite badly onto my desk, absolutely ruining my laptop.
Jerry denied any responsibility for my loss, and actually managed to blame me for the incident. We had increasingly unfriendly exchanges about the incident over the 7 months that it took for him to fix the roof (I moved out before the repairs were complete.)
It took the threat of legal action before Jerry compensated me for some of my loss. Over the rest of the year, our relationship continued down the tubes.
This was the typical sequence of events:
1. Things would break in the apartment.
2. We would report it.
3. Jerry would find some way to blame us (or the other building tenants) for the problem.
4. Jerry would repair the problem only after complaining about the cost and availability of repairmen.
When I moved out, Jerry hit me with many charges that took more than half of my security deposit. Of the laundry list of charges, a few were clearly bogus.
Jerry is the reason that I moved into more expensive, cramped, university housing. I didn't want to run the risk of living under the thumb of another unkempt, irresponsible man like Jerry Kruth.
Get renter's insurance if you live in this man's properties! You'll need it.

This man epitomizes "SLUMLORD" and managed to disrupt my life for many months with poor maintenance, rude, defensive (and often frightening/ threatening) interactions, and actual *withholding of HEAT* during frigid winter weather. Echoing the sentiments of others, he clearly feels himself the victim, and as such manages to blame the TENANT for problems that are clearly his responsibility. Beware: he only responds to legal recourse. He is extremely intrusive. Was forced to terminate the lease early due to intolerable conditions, and as seems his routine, he withheld a LARGE portion of the deposit with unjust claims, and did not return it until the last possible moment.
LOOK ELSEWHERE. Especially if you are female.
(Why else would so many individuals go through the process of registering here and writing testimonials?)
