NEVER RENT!!! Paul Wang is horrible!!! The hire inexperienced workers who have taken over a month(and still aren't finished) to fix the sewer system. They block the drive way without warning and are complete assholes if anyone wants to get out. The water has been turned and porter pottys were brought for tenants to use. The next door neighbor is going currently suing due to damage to their property and numerous complaints to the Bureau of Building Inspection have been made.

The apartment looks great, but they bought the, like, 100-year-old place without ever replacing the ROOF?! I asked about the roof and the the sleasy rental agent said something about how the house was inspected, blah, blah. The attic apartment has water damage and the stained glass windows have holes...the basement is completely unsecure. It's one of those student apartments that might be okay for a year (so long as you don't get robbed) but....I wouldn't look into the property if you plan on being there for a while...

I read the other comment on 363 Spahr and I disagree. I did have to call a few times to get the heat to work in the winter, but it is perfect now. The only negative I have is the floor layout but that's because I'm not used to a long hallway. Overall they are nice, very prompt in fixing problems and when something is not fixed correctly they will send a new guy out within a day. I'd rent from them again.

I looked at an apartment before it was done being fixed up for the next tenant. The lady that showed me the place told me all the things that would be done. I signed a lease asking for a walk-through once it was all complete. That never happened because they never fixed half of things in the apartment by the end of my lease. We had no hot water for 3 or 4 days at a time consistently because the hot water tank was very old and JJ refused to replace it. The washer and dryer did not work correctly. During the winter, the entire driveway and steps were a sheet of ice because JJ refused to shovel or salt. The carpeting in the place was not even tacked down. The ceiling in the bathroom collasped and was not fixed despite requests for the last 4 months. We had a mice problem, which I reported, and all they did was drop glue traps off in our mailbox. There were squirrels and stray cats throughout the laundry room at random times. The registers in several rooms stopped working in mid-february and they were never fixed after numerous requests. When I finally moved out, they tried to take all of the security desposit. If you rent from them now, do not let them take advantage of you. You'll have to sue them, but they will settle because they don't want that on their record and they know they are in the wrong.

The representatives at J.J. Land were friendly and eager to work with us when we moved in. It was 4 days before the first, and out of all the places we saw, they were the most willing to act quickly to get the credit and background checks out of the way. They sat us down and gave us all the information we needed to get by with things like utilities, numbers, trash pickup, and community.
They always answer the phone and have been nothing but friendly and accommodating from the start. Very happy tenants here.

I had a great experience renting from this company. I found the maintenance, office staff, and landscapers all to be very reliable and friendly. I would definitely rent from these guys again and I have referred many friends to this company and they have all had a good experience as well.

Apparently this company has a fleet of gardeners, but they don't really do anything. The city came and rang my bell a few times (since its the only one that lights up) and asked me about the sidewalk bowing up out of control. JJ land took care of it a month later and left the debris sitting in the yard for 3 months. There is still a giant mud slick there.
The dryer breaks down every other day and no matter how many times you call they won't really fix it. Heating the house was really expensive since there was no insulation. Good news?! No rats or roaches! And it sort of has some old world charm, and they don't notice if you pay your rent a few days late.

DON'T LIVE IN THIS COMPANY'S SLUMS PLEASE

I have lived in a JJ Land Company apartment for 4 months - I have already broken my lease. My kitchen ceiling has caved in twice because of a water leak in the apartment above it. I hear from other tenants this has happened before. That really isn't as bad as the rat problem though - you can hear mice/rats running in the drop ceiling and digging in the walls throughout the day and night. I have seen several in my apartment (and I am a clean person) and have seen others in the common areas of the building. There are sticky traps with rat poison in the foyer and hall ways. Their trusty handy man as assure me that he has put a lot of poison in the ceiling and he'll take care of the problem. Too bad it's been happening for at least 3 months. Oh, and don't think you can open the windows either - when you do, even a minor breeze lifts the drop ceiling, allowing all that poison and the rat droppings to shower down on you. I'm considering calling the health department. I will say that they people working in JJ Land's office are friendly - and it's probably not their fault their boss is a complete slum lord, but I would never rent from this company again, nor would ever suggest the company to my friends or family.

I am a student and resided with the JJ Land Company on two different occasions. I enjoyed both of the apartments that I stayed in. There were a few maintenance problems but they were taken care of very quickly. The maintenance guys were very friendly and the office staff were very easy to talk to. The prices were much more reasonable than I found with a lot of other rental companies. Overall, I really enjoyed my stay in both JJ Land apartments and would definitely recommend them to anyone.

The wall of our apartment rotted into our living room the second month we lived there. Icy rain poured into our living room for the duration of the lease. JJ Land insisted that it could not be repaired while the roof was "wet." Somehow, in 12 months, the roof was NEVER dry enough to repair. Horrible experience. Very manipulative. They kept our security deposit, too. Worst landlord ever.

our place was disgusting and they never cared. they let the pipes burst in the apartment below us over the winter and welost our water for days. they were rude and at times hostile when we called to get MANYthings fixed. the apartment was not even cleaned before we moved in and the bathroom floor was ripped up. we did not get all of our security deposit back even though it was in much better shape then whe we moved in. the only plus was we were allowed to have our dogs for a price.

We had a great experience living under this company. They were quick to respond to any maintaince issue. The office staff was always very nice. An overall enjoyable living situation. We actually recommended our apartment to friends once we moved out and they have been very happy as well.

This landlord is TERRIBLE. When they finally redid the falling apart, crumbling porch, they left a huge pile of bulk trash on the side of our house - and despite repeated requests, never removed the trash. For several months, our door lock didn't work properly even though we asked them to fix that REPEATEDLY as well, and as a result, we had a burglary in which about $1000 worth of stuff stolen. Everything is falling apart, they never fix anything, we always call with maintenance requests and they never respond. On the rare occasion that they do, they send someone over to fiddle with something and declare it fixed, but their incompetent repair people never do anything. We HATE these people and can't wait to leave!

Everyday was a challege to get these people to do the right thing about repairs and nofication of entry into the apt I rented from them.It wasnt till I reminded them about Pgh law when it comes to entering a renters place,which is 24 hours notice by mail or phone before they can enter.No notice means they are violating the law and can be sued.Also water leaked in the bathroom which upon me moving out still was not repaired.The building was rodent infested and all they did was lay out paper or cardboard traps that did not work,I basically had to call the health department twice before anything was done.Even still they manage to be lacking in the maintainence area.For those who donot know,Anyone who you rent from and move out from,has 30dys to return your deposit upon the place being left in an acceptable manner.If not received in the 30dys you can take them to the magistrate and be award twice the amount of the deposit for their neglect to pay on time and they will have to pay all cost of court. So dont let them keep your money

PLEASE,I KNOW THAT I CLEANED THAT PLACE SEVERAL TIMES BEFORE MOVING OUT AND WAS RUSHED BY ONE OF THEIR REPRESENTITIVES,WHO SHOWED UP THREE TIMES WHILE I WAS MOVING MY THINGS.BECAUSE OF THIS I LEFT A CLOCK AND WAS UNABLE TO DO A FINALE CHECK.THEIR REP. CLAIMED SOMEONE WANTED TO MOVE IN THE SAME DAY I MOVED OUT ,SHE CLAIMED 1 HOUR LATER THAN THE TIME SHE ARRIVED,AND GUESS WHAT IVE BEEN BACK THERE THREE TIMES AND THAT APT IS STILL EMPTY.THEIR LAZY,LIARS, AND WORTHLESS IN THE REALESTATE BIZ AND SHOULD BE BANNED FROM CONDUCTING BUSINESS. My roommate and I have called MANY times for MULTIPLE things to be fixed!! If you are "lucky" to have someone come and fix something, they leave the work area a complete mess. I come home from school and have to clean up after them! They have been rude to us because we call so much. We called 2 times about a leak in our living room ceiling. The first time they left a note saying no one was there, while my roommate was home all day. The second time they came, they left a note saying they "looked at it and looks ok". Finally one night, my roommate slammed a door by accident and the corner that had been leaking, caved in at 1am. Our celing is a drop ceiling, of course...., and when it collapsed, we saw the orignal ceiling to be eaten away from so muchw ater damage. I called the "emergency" line which was someone's cellphone who said they were be there the next morning, but did not take my name, number or address. they didn't show up. we had to bitch them out to fix everything. so they "did" by replacing that corner with new slats of drop ceiling...the the eaten away old brackets out in the foyer. I also called September 24, today is January 24..4months later..about BLACK MOLD growing on the one wall in my BEDROOM. They never called back or did anything about it. They did not clean the apartment before we moved in, it was disgusting! That's just a few of the problems..DO NOT BOTHER WITH THEM. They will steal your money while living in a shithole. It has caused SO MUCH STRESS. I look forward to my lease ending and not supporting their "business". COMPLETE SLUMLORD!!!!!!

AVOID AT ALL COSTS: JJ Land is abominable, absolutely the most horrifying management company I have yet encountered. Our furnace was broken for the entire winter of 2006-2007. Our apt was 40 degrees for the ENTIRE WINTER. We couldn't bathe for nearly a week because of the two-inch thick icicle connecting our bathtub faucet to the drain; needless to say, the pipes were frozen. When closed, my bedroom window left a one-inch gap at the top for snow to blow through. I had to nail the unlockable window shut when a rapist was loose in the area. JJ Land refused to fix all of these problems and many more. Nothing JJ Land owns works, everything is filthy and falling apart, and they operate far below health code. The Health Dept came in and found them guilty of numerous infractions, but JJ Land knows the ropes enough to get by via loopholes. They will PRETEND to do needed repairs, but only if you call their nasty office staff multiple times a day for weeks on end, and if you survive the wait. Then they will blame all the problems on you, suck the life out of you, and keep your security deposit. AVOID JJ LAND AT ALL COSTS.

I really wish there were a rating lower than 1. This has been an awful experience from the start. Our lease started August 1st, but because of summer jobs, we didn't move until the end of August. The company had weeks to get the place ready, and when we moved in, it was a disgusting mess. One of the bathrooms was completely ripped apart. Everything was FILTHY. We immediately went to the office and told them about the problems- and they assured us something would be done that day. We didn't see or hear from them for days. The drains didn't work... 3 of us took 2-minute showers, and by the time the last one was done, the tub was literally OVERFLOWING. We also informed them of this problem, and absolutely nothing was done. We ended up having to spend over $80 on drain cleaning, for which we were NOT reimbursed. The plumbing in the entire house is useless - parts of the floor in the bathroom, living room, and one bedroom, are completely ROTTED OUT. When you walk across the floor, there are places where there is nothing under the carpet (which is also filthy) and linoleum.
They actually TOLD ME - to my FACE - that the apartment was professionally cleaned at the beginning of the month, but the reason it was a mess was because in the weeks between the cleaning and our moving in, dust had gathered. That I may buy, but not the fast food wrappers behind my radiator and wads of hair all through the bathroom.
There are so many more awful things I can tell you about this company, and I've only been there for a MONTH. We are breaking lease and dealing with the consequences just to make this nightmare a memory.
DON'T EVER RENT FROM THEM - YOU WILL REGRET IT.
