This man filed to evict me after I asked for a new stove (3 of the 4 burners were working on the GAS stove). He claimed the stove was new. He didn't want to fix the stove, and he even turned the gas off to my apartment because of the stove. The same day that I got my new stove he filed against me. If I didn't go to file against him I would have never found out about my court date. He made sure of that.
Don't rent from him. Ever. I've gone through 2 court hearings against him so far to get back my last two months rent and my security deposit. He's only out to screw over students.

Problems so far:
1) Landlord requests: A) downpayment, B) first month's rent, and C) last 2 months rent before signing lease.
2) Landlord does not give his tenants a copy of the lease after it is signed.
3) If you want to rent from a person who is a manipulator, this is the place for you!

I rented from Saad for a year. The only good thing I can say was it was the cheapest efficiency I could find (which is why I stayed there despite Saad's idiosyncracies). He seemed very nice while I was staying there, as long as you didn't make a peep, bring anyone over to your place (not that you would want to), or ask for maintenance. The problem arose when I told him I wouldn't be renewing my lease. First, he asked me to leave a month early so he could fill the apartment with another renter. I didn't really mind this, so I agreed. So, when I finally left he refused to send me my security deposit. He claimed there were "damages" to the apartment, the only one of which he would site was the lamp, which was certainly broken when I moved in, plus it was no more than probably a $9.99 lamp from Target, not even approaching the cost of my entire deposit. I also moved into a dirty apartment and left it in a better condition than I left it. He's a poor, distrustful individual. Please pass on renting from him.

I'll do it short : DO NOT RENT HERE!!!
Since I had to quickly find a room to live, I made the mistake to rent a room there.
First the landlord will tell nice stories about his rooms. That he only rent to decent people, that he cares about everyone in his building.
Then, you'll have to pay for the security deposit, plus for the last two months of the rent, a way for him to be sure that you won't leave.
There is no hot water, the rooms aren't clean at all... you'll pay far too much for such a studio.

Old, old building. Insect problems at times. Over priced. Cleanliness before moving in was horrible. If his talking bugs you when you first look at the apartments, then it will only get worse. Will call late at night for minute details that he thinks matter, and really don't. If you want to be treated like a 12 year old, this is the place to live. Incredibly forgetful. Did not get a copy of the signed lease until 4 months later. Never got a copy of the long list of rules. Will tell you one thing in order to get you to move in, and then change his mind. If you bring this up to him, he will begin telling you about the way other people rent, but it really has nothing to do with what you are asking. Is more worried about how he compares himself with other renters, than how he treats you. Horrible experience. Worst summer of life.

Do not rent here. Everything in the previous post was true for me, as well as the fact that it took a threatening phone call to get him to return my security deposit. I also was somewhat concerned about the fact that the only women he was willing to rent to were young, white and attractive. He openly stated his unwillingness to rent to Indian or Chinese tenants. Do not rent here.

Only rent from Saad unless you want to hear about mushrooms and Pom juice on a regular basis. This man sweet talks you by saying how he has a great building, that he only rents to decent people (read: white people) and that he respects your privacy (he would frequently enter my apartment and pull the blinds down).
The apartment is in a sorry state. There are extreme low-flow adapters on the showers, and the water does not get hot. I rented from him over one SUMMER and had to shower in Bellefield Hall because it was too cold to shower in my place. He insists that the air conditioning be on all the time lest the heat melt the wallpaper off the walls. My stove broke halfway through the summer and it was still broken when I moved out. I was cooking out of the microwave for a month and a half. Saad does not allow toilet plungers because he believes they clog up the pipes further down the line, and when my boyfriend's toilet broke (in the apartment next to mine), Saad blamed it on him, saying he did not know how to flush a toilet properly.
THIS BUILDING IS NOT UP TO FIRE CODE. Saad keeps extreme insulation on all windows, and the door at the end of the hall that says "Exit" actually leads to another apartment.
I also had to make a threatening phone call to get my security deposit back.
