I live in one of their buildings and the gas has been shut off for 4 days. There is no hot water and no one can cook. I called their "emergency number" and it's disconnected. Numerous calls to their main number have gone unanswered.
When I moved in, the panes in the windows were so loose that there were large gaps totally open to the outside. Despite the fact that it was December and below zero at night, it took 5 phone calls over 4 days to get someone to come fix them, and even then, they only fixed a couple of them. My windows were literally held together with duct tape for months.
Even though there are 12 units in the building with multiple people living in some of the units, there are only 4 garbage cans out back, so by the middle of the week, people have to start leaving their garbage out in the open to rot and attract vermin.
Do not rent from this company. Run in the other direction. The only reason I'm still here is because they charge you two months' rent to sublet your apartment, even if you find someone to take over your lease. This is by far the worst management company I've ever had to deal with.

Don't rent at 5440 5th Ave! in this winter season 2010-2011 we didn't have heat for almost a month! First time we lost in November-December. the whole building lost power due to the wear of the system. Then the last week of February we did't have a heat for 2 days in our apartment due to the wear of our heating unit - which landlord is responsible for. And then a week later our heater broke again. It happened Monday night and now it's Tuesday of the next week. First time maintenance came in they did nothing but left a note at 3 pm that they will be back tomorrow. They even didn't bring heaters. the next day I had to call again for them to come. I stayed at home to make sure it's fixed. I made them bring me heater which they could not deliver util 5 pm! Another day without heat! But it was only the beginning! I asked to talk to landlord and he never called back. I ended up talking to Tina, who said a new unit will be installed on Thursday but when I said we won't pay for all the time without heat she said we can't do it. Wow! Instead of apology I'm told I can't pay for all this time even if the heaters we got don't warm the apartment and raise our electricity bills. The driveway to the parking lot is covered with huge holes since at least last summer. And in fall they told they are working on it, It's March. Holes just got bigger and deeper and it's getting harder and harder to maneuver around them. The management is obviously waiting for someone's car to brake down on this hill. Don't rent here. The windows are so thin, no AC, old dirty carpet. and doorbells don't work so none can reach you. It causes huge problems with mail delivery. Find something better for this money!

Their maintenence people are incompetent, and so are their office people.
In one house, a problem with the plumbing of the kitchen sink was "fixed" by wrapping the leaking pipe in duct tape. When it was discovered some time later, on a Friday evening, that not only had the tape been soaked through but the cupboard and floorboards had been rotted through, creating a lake in the basement, a call to Forward's emergency maintenance line prompted a stream of abuse, including the accusation that we were drunk.
Sometime around Thanksgiving of the year we lived in Forward's Maeburn Road apartments, BFI stopped picking up the trash, and massive rats, two to three feet long and as big around as footballs, moved in. It was four weeks until another garbage pickup company was retained (early January), and another six or so weeks after *that* (mid-February), including several calls to the Health Department by various residents, before the old garbage was removed. There was still a construction dumpster on the street when we moved out at the end of April. . .

The community washer and dryer work properly on a special occasion. Probably spend an extra 50 bucks on laundry becuase of this problem. Everything is old in this building and needs to be replaced. Even down to the electic socets which should have a ground circuit. Had to call twice and they only replaced 3. It is against the law for them to refuse this upgrade. Because of this, i have blow the fuse probably 100 times in 6 months. No central air, i knew this going in, but the windows dont open enough to put a A/C unit in the windows. get me out of my lease NOW!

Heat and hot water have just been out in the entire building for a whole weekend in November. The temperature in my apartment is 45 degrees. The response from the management is that they are waiting for "a part to be sent" and it will be there sometime on Monday. They did not bother to notify the tenants. When I called the emergency line, I was told by some nasty woman that I should stop complaining about not having heat or hot water, like they're vanity commodities or something! Also, three outlets in the kitchen have not worked since Day One, and repeated calls to the maintenance folks have gotten no response or incompetent people saying that they work when CLEARLY they do not. Two windows are also broken and don't close all the way. This apartment would be so nice if only they would take care of it!!
