These people are slumlords. They do not fix anything and do not do proper business including paperwork. They take you to court for a bill that you dont owe. These people are the worst. DO NOT RENT FROM THEM. THEY DO NOT KEEP THEIR WORD. THEY HAVE BEEN BROUGHT TO COURT BEFORE BECAUSE OF THIS. I WILL BE REPORTING THEM TO THE UNIVERSITY OF PITTSBURGH HOUSING RESOURCE CENTER BECAUSE OF HOW THEY HAVE TREATED ME.

Have rented from Forbes for 3 years now in Friendship and I love these guys. All of the maintenance and office people I have met were very friendly- took care of my commode that wouldn't stop running right away-. Overall 2 thumbs up-

They are always very responsive to any of my concerns, sending someone out that day or the next day when I leave a message overnight.

They have been really great landlords. Heat is included in the rent, and they keep the winter months very toasty, which is nice. They have always showed up when asked, and the workers are polite and helpful. I'm renting from them for a second year in a row.

These people are slumlords! I lived in this building for a year and it took FOREVER to get anything fixed. None of our request were ever complicated (leaky faucets, broken fixture) but it always took MONTHS (3 on average) for them to do anything. Every time I would call to complain I would get the same idiot on the phone who said "we'll send someone out to look at it." Some one would come out a month later to look at it, but never fix it. Then I would have to call again a month later and the whole cycle starts again. It seems like the person who runs Forbes, some old woman, never finished high school. Whenever I call to complain that the terms of the lease require them to fix problems, not just stare at them, she gets all flustered and confused like she didn’t know what a lease was.

I have lived @ this location for the past 3 and a half years, and just wanted to post how happy I am with Forbes- their office staff is very friendly when I call, and the maintenance personel- especially Mike with the English (i think) accent is very charming and thorough.

Moved into a brand new renovated apartment August 2007. New real hardwood floors, and brand new kitchen. I love my place, and the maintenace people for Forbes are always very professional-

In the few months that Forbes has taken control of our complex they have: * Terminated the lease early, giving us 5 days to decide whether or not we wanted to live hear next year * Woken us up at 7 am EVERY MORNING doing repairs to the building (many of which were so loud that the building literally SHOOK) * Despite the fact that they were doing repairs already, they had no time to fix the hole in our ceiling or our broken door (they said they'd fix this in January, we've complained 6 times since then and we move out in two weeks...still not fixed) * They shut the water off fairly regularly without prior notification * They covered the hallways in saran-wrap for three weeks (we're still not sure why, they weren't painting) so now instead of dirty, gross carpets in this slumhole we have dirty, gross plastic wrap to walk on * The saran-wrap doesn't allow for the front door to close and so now random people come in and out all the time * Are trying to trick us out of our security deposit DO NOT RENT FORBES MANAGEMENT THEY ARE ONE OF THE WORST REALTORS IN PITTSBURGH

I am not sure I understand why the previous reviewer is upset at the fact that Forbes is trying to improve the building. I have lived @ 732 S. Millvale for the past 2 years under the old landlord, and am psyched that Forbes is fixing up what was once a grand old building. I am staying on with them to live in the property next year. From what I understand they have done this to alot of buildings and really do a nice job of cleaning up buildings. Sometimes progress takes sacrifice! I hope the disgruntled caps loving person that wrote the last review can understand that.

Forbes Management is horrible! First, they have illegal clauses in the lease. It's against the law to have a $50 penalty for late rent. Second, they never ever fixed anything. Both my kitchen and bathroom sink leaked and despite repeated calls, they never came to fix anything. When I moved in, the place was FILTHY. There was disgusting black mold all over the bathroom and trash on the floor and moldy food in the fridge. I called at least 10 times to get the tub recaulked because the mold would not come off and ended up having to do it myself when it became clear Forbes's standard response of "We'll get to it tomorrow" actually meant "never". The descriptions of their apartment are very misleading. My building is advertised as having "refinished maple hardwood floors." The floors are so old and crappy that I often got splinters just walking around barefoot. They will also raise the rent by more than 10% each year. This was a small, dirty 1-bedroom apartment in a bad neighborhood in Pittsburgh. 10% is ridiculous. They do it because they know not everyone can afford to move after a year. To top it off, if you do decide to move because a 10% increase in rent to too much, they will keep your security deposit. I left the place much cleaner than I got it and they still took almost all of my security deposit for cleaning. I know the place was cleaned - I hired a maid service to scrub the place up spotless the day before I left. They're crooks and prey on students or people who haven't been in town long enough to hear the bad word. STAY AWAY FROM FORBES MANAGEMENT!

The place was a complete dump...forbes never fixed anything. Don't expect your calls to be returned. The people who answer the phone are jerks. They steal your security deposit in the end. I hate Forbes and the a-holes who work there. I will never rent from them again!

I searched all over for over a month, and this was the best apartment that I found. Apartment is in good shape- more updated than any others I saw. located in decent location. Hardwood floors were nice, the heat is included. Only thing I had to worry abut was electric bill. Only maintenance call I had was a toilet that kept running and they showed up the next day.
