If you are thinking of renting here, RUN AWAY! The maintenance crew has changed at least 3 times since I moved in 3 years ago. Maintenance requests go left mostly unresolved. The electrician who wired this place was a junkie. I say 'was' because he overdosed and died while employed by them... and he wired the damn place! The fire escape is literally separating from the building. The washing machines cost 1.50, but if you look above them, you will see that its tied into the same line that feed the apartments, therefore the tenants pay for the water as well. (Is that even legal?) Do I need to go on? THEY HAVE AN 'F' RATING ON THE BBB WEBSITE!

Our heat and air conditioning did not work when we moved in. My roommate and I called ES multiple times a day for two days and the HVAC man came and fixed all our ventilation. I think ES realized after that we were serious about having our problems fixed and from then on was very good about promptly sending repair men when we called. The workers they send to repair things are very nice. You just have to be persistent about getting things fixed. The apartment was not in the greatest condition but was somewhat above average for Oakland apartments.

This place is horrible. They don't fix your problems. They call to tell you about a showing as they are walking up to the building...if they even call. You will get no security deposit back, and if you aren't spic and span you will get charged extra for stuff you didn't even do. Do not rent from this company. You can never get a hold of anyone to get any information. If you do, they tell you to fax them your request and they will get back to you....yeah right.

This was possibly the worst housing experience I have witnessed. Our apartment wasn't finished when we moved in (and started paying!); only parts of the bathrooms worked (no toilet in one, no shower in the other). Continual leaking (and lack of proper fixing) in the ceiling resulted in damaged electronics. During the coldest part of the year, we had no heat for 2 weeks, and ES was very slow to address this issue. We did not have hot water for 3 weeks. A poorly-installed heater vent resulted in a CO buildup and evacuation at 3 am one morning. In all cases, ES was slow to respond (if they responded at all). We were of course not given full security deposits back. Getting authorities like the chief of fire dept., housing authority, health department seemed to be the only way to get things done. Very over-priced and sub-quality. ES employees were horrible to deal with. Stay away from ES!

Not only did we get robbed ONCE when we lived there, we got robbed TWICE. All of our laptops were stolen, along with the girls laptops next door and a wallet. The front door to the building was supposed to be locked at all times, with an intercom system to be used to get into the building, but we soon realized you could just yank the door open without the use of a key. When the police came to investigate the robbery, they concluded that the robbers must have had a key to our door, because there were no signs of a forced entry. Later, we came to find out that all the maintanence people and maids at the various buildings ALL HAD COPIES OF OUR KEYS. Only the landlord is supposed to have keys to the apartments, and this is highly illegal. When confronted with this problem our landlord, Robert, said that it was OUR fault we got robbed, and we should have been "more careful." NOT ONLY THAT, but there was an instance when our AC was broken and my roommate came out into the living room to find a maintanence man standing in our living room...when the AC unit is in the hallway. We also had an infestation of bees in our kitchen which was never taken care of because we were told, "its going to get cold soon and they'll go away." Its a good thing no one was allergic to them. We never receieved our security deposit back, even though we had the carpets cleaned, the walls patched and scrubbed the floors until our hands bled. They made up some excuse, like the walls had smoke damage...when we were all non-smokers. These people are in for naive college students money, and nothing more. They don't care about their tenents safety or well-being. PLEASE, do not ever rent from these malicious theives.

Interesting to hear others rent from these people and have the same problems. I was also robbed and had electronics stolen. Our bathroom ceiling collapsed. When they came to clean it up a day later, they left a mess that we had to clean. They came back recently to fix the walls in the bathroom and leaking ceiling. Again they left the bathroom a mess with debris in the tub, toilet and floor. They do not mop the floors when they are finished nor do they lay down a tarp before they start working. Then they track dirt down the hallway. During this last sorry attempt to fix the bathroom, I had 19 quarters taken that from my roll that I use to do laundry and they had the emergency exit door open. There was also a smell of smoke in the apartment. We gave them a letter in which they still have not responded to.
NO ONE SHOULD RENT FROM ES SLUMLORDS.

Never gave us the security deposit. When you call, they're always "out showing an apartment", but of course they never call you back. Total slum lords.

I agree completely with what everyone else has said. E.S. Management is very difficult to get in contact with, and they are slow to make needed repairs (if they do it at all). When we lived there the lock on the front door to the building broke and it took them weeks to fix (they suggested just leaving the front door propped open, and if it got closed waiting for someone else to come out!). They refused to listen to complaints about the trash in the dumpsters behind the building not getting emptied/picked up, and then wrote threatening letters to their residents after the city fined them for the mess. We also had trouble getting our security deposit back, and they wouldn't even provide a reason why. I would strongly recommend avoiding E.S. Management!

Never had a more oblivious landlord, and really that was their only good quality. I had a studio with a lease for 1 person - no animals. My girlfriend lived with me and we had animals.
Never stopped by, not even to fix things. The furnace came and went, mostly was on but weren't fast about fixing it when it was out. Had one heated conversation with them that I would stop using space heaters when they fixed my furnace.
When I moved in they had old glass fuses. They blew at least once a week. To bad my downstairs neighbor's wiring ran through the same box. They finally fixed them when the girl downstairs complained enough that she couldn't get her power back until I got home to replace the fuses.

Renting from E.S. Management was the absolute worst experience that I have ever had. These guys are a bunch of crooks from the top down. They moved someone in to my apartment early and didn't allow me to make repairs or get all of my stuff. They then told me that not only did I get none of my security deposit back but I actually owed them additional money. I would never ever ever recommend anyone to rent from these guys. I ended up fighting them in court but I feel that they won't refund anyone's deposit without a fight. I am so happy that this site was designed to warn other people about slumlords like E.S.

As seems to be the consensus, the front door never adequately locked. Landlord was unresponsive to requests (took a week for someone to fix the broken drain in my shower upon moving in.
I returned the apartment in better condition than I received it and not only did they not return my security deposit, but they charged me an additional few hundred dollars for fabricated damages (which were never fixed, obviously a ploy to take advantage of college students). I had to sue them to even get a return phone call.
Really just the paradigm example of a slum lord i.e. do as little landlording as possible and take as much money from the tenant as possible.
Very unimpressed. DO NOT RENT FROM THEM

ES management is horrible. While we were living there it took 10 months until we got a working key for the front door to our apartment. Also, bums typically slept in the back of the building by the stairwells and ES never did anything about it. We got our windows smashed one night and it took a couple days for them to fix it even though we were on the ground floor. Also, cars in the back parking lot, including ours were robbed on a regular basis. Finally, when we got the security deposit back not only were we charged for ridiculous cleaning of the apartment, but they charged us for an additional parking spot that was not ours. Robert is a piece of shit and wont fix anything until he is threated by lawyers.

It seemed like a good idea when I looked at the place, but my entire experience living there was horrible. From the start, I moved in 19 days after my lease started and E.S. managed to misplace my key so I was stuck outside for 2 hours (while they were finishing painting my apartment) before I could even move in and then waited another several hours until I received my keys. Nothing was cleaned prior to my move-in and nobody was ever sent to clean even though E.S. claims that a cleaning service was provided. All of the things that should have been ready before I moved in were not. Maintenence was okay, but getting a hold of anybody else was near impossible, especially when trying to argue my ridiculous security deposit return at the end of my lease. I was charged $200 for them to repaint a room that had no damage upon move out and $80 more for a door that was not damaged when I moved out as well. I was never compensated for having to clean the entire apartment when I moved in (which was DISGUSTING)nor given any sort of apology for the fact that I had to wait hours for painting to be done that should have been done long before I moved in, given their ample time to prepare. On top of all of that, the entrance to the apartment which is supposed to only open with a key was poorly secured and opened without a key. Not safe. Not clean. Poor tenant service.

I stumbled onto this site and just had to put my two cents in. I rented from ES Management for the 97-98 school year. Reading the comments on them, I had to contribute because NOTHING has changed in the 10+ years since then. Ten years ago they kept a large portion of our security deposit for cleaning and other miscellaneous reasons, which were never disclosed irregardless of multiple inquiries. Safety was a nightmare, several of the apartments were broken in to BY THE SAME GUY, according to the police. At the start of our lease, we had to start paying our rent ALTHOUGH we couldn't move in because they were painting. The ceiling in the apartment below us FELL IN when no one was home in our apartment!! Phone calls were not returned for ANY questions/concerns/maintence. It was a complete disaster.
