Equity Real estate - Quick to respond to maintenance requests, and I've had a lot of them. Old building with plumbing and mold problems. Always fix so that things are operational, although I doubt they are healthy. Overall 4 for response and buieness dealings. The property itself leaves a bit to be desired, but it pretty standard for Pittsburgh.

I lived at 2032 Wendover for nearly five years. During that time, I had a quite satisfactory relationship with Equity Real Estate and am pleased, overall, with the services that they provided. Unlike the Lobos Management slum next door, Equity actually took care of its properties on my street, mowing grass, planting flowers, taking garbage out, trimming hedges, etc. It's an old building in deteriorating shape but Equity seems to be doing what they can to keep up with the ever-increasing maintenance needs of the place. My property manager responded quickly to my phone messages and took care of minor problems (like replacing batteries in stairway smoke detectors, dealing with critters in the back yard) very quickly. I worked hard as a tenant to prove my trustworthiness, that I was willing to go above and beyond to take responsibility for my apartment and the grounds. BEST OF ALL: I got nearly my entire security deposit back in a timely fashion! They withheld $25 because I hadn't cleaned the oven, which was valid. If you rent from Equity, I wish you the best and hope that you're as satisfied as I was.

People at Equity are friendly and solve your maintainance problems in a reasonable amount of time. I've lived here for over 5 years and have had no problems getting things to be fixed.

We rented one of two apartments in an otherwise commercial building managed by Equity, so we had to deal with their commercial agent, which was sometimes a pain. They were fairly quick to respond to the squirrel living in our kitchen ceiling and chewing electric wire (really!), but the guy who did the work dropped the ceiling: squirrel nests, dirt and all, on our dishes, food, shelving, etc. without requesting that we EMPTY the room beforehand. The Equity guy did send a cleaner after we complained, but had a good chuckle over our suggestion that we should receive some discount for the damaged shelf, or for having no kitchen for 3-4 days. They also regularly did "emergency maintenance" that required accessing a roof through our apartment without any warning (usually when we weren't home), and charged us from our security deposit to clean all of the (crappy) carpets that were dirty, mostly as a result of their guys tracking dirt in. Very little advance warning is given of a showing, one occurred with my roommate in the shower because a voicemail 30 minutes earlier constituted "notice." Not great, but hese guys are, sadly, about par for the market...

I looked at some of their houses for rent. The sales guy was an ass. I tell him I am looking for a house somewhere in the 700-800 range. He didn't show me a house under a 1000. He didn't have a car to go look at places, so he asked if we could take mine. Kicker was when we were stopped at a cross walk in shadyside to let some kids past - he goes "this neighborhood was much nicer until all of 'those' kind moved in" Ass.

this is my second apartment through equity. they have been very accomidating with repairs and emergencies. my leasing agent took the time to find out exactly what i was looking for and helped coordinate a move in date that would work for me. i would definately continue renting from them.

My apartment was gorgeous when I moved in, and owned by a lovely woman (independent landlord) who had lived there herself for the past several decades. My wonderful, personable landlord moved out of my apartment to relocate, however, and turned her duplex over to the neglectful responsibility of Equity Real Estate. Equity is, overall, an awful company. They are sneaky, nasty to their tenants, and have no appreciation for a good tenant when they have one. They never do a repair unless it's something the Health Department could nab them for. They broke the lease with me in many, many ways, refusing to maintain parts of the house that were designated as their responsibility (ie: by taking my window AC unit out and putting it on the floor at the top of my stairs--creating a major fire hazard--and leaving it there for NINE MONTHS...and then refusing to put it back in the window the next summer, even though it was in the lease...) and by refusing to carry out improvements that they had promised in the lease (ie: make the unusable front deck functional for tenant use). Their solution was to rewrite the lease without these clauses included. I did win a civil suit against them (I was one of two against them that day), but Equity is very tight with local politicians due to the large amount of property it owns, and I was only awarded a portion of my suit. By the time I moved out, the apt was so neglected that it had developed a mold problem and all of the kitchen tiles were falling off of the walls in sheets. It was disgusting. Don't rent from Equity! You'll regret it.
