Jason Cohen is an ***, he turns off the heat during Christmas break because he thinks nobody is at the apt. Wrong~! They treat maintenance men like they're worthless and in the two years I've lived here I can't even count the number of different maintenance people. I had a problem in my apartment with heat and it took literally 4 months to fix. We've called the health dept several times, and our building is officially not up to code. do NOT live here!

This website is honestly necessary for South Oakland because of the number of slumlords there. Jason Cohen is probably the worst of the slumlords. He withheld the security deposit from my roommate and I with no cause whatsoever when our lease was done, we took him to court and won, and he still refused to pay and has intentionally dodged all our calls to get him to pay. We put a lean on his credit and it has accomplished nothing. Unfortunately this situation has also illustrated the sad state of the law that allows him to entirely disregard an order from the magistrate to pay with no consequences whatsoever, but the fact is that the way he treats his tenants is downright criminal. Please for anyone who reads this, do not rent a property from Jason Cohen or Elrod Investments. Anyone who wishes to speak with me on this matter, I will even put my email address. Tanner1bj@aol.com...this means Jason Cohen could contact me, but he won't because he's a coward and knows everyhing I said is true.

I hired jason cohen to pretty up my place and do some top notch management. I paid him over 10k to do so. His work was sub par, late, and overly expensive. After months and months of ignored phone calls my place remained empty. He was supposed to fix my furnace. Rather than replace the auto igniter, he slapped all the wires together bypassing the thermostat. This created an extremely dangerous situation. The house would heat up until it reached the top temperature of about 80 degrees. After that the furnace would, of course, shut off. However, the next time it called for heat, with no working auto-igniter, the house would have filled up with gas and been at hazard of exploding. He failed to understand this simple concept and blamed me for his shoddy work that he overcharged me for. JLB, Elrod, and Trends are all the same horrible company. Rent from Jason or Gregg if you want to deal with a bunch of horrible shit.
