It really depended on the landlord's mood at the time when things needed fixed or replaced. Sometimes things got fixed almost immediately, and at other times it took upwards of a month to fix or they were never fixed at all. A few times we deducted money from the rent that we had to spend on repairing the property. Also, the landlord (specifically Rose) does not listen to what you are saying, talks over you, and only hears what she wants to hear (especially if you are a woman - she seems to respect women very little which is odd considering she is a woman). Also, when preparing to move out, she handled showing the property very unprofessionally, unethically, and presented various untruths to the prospective renters. We have not yet found out how easy or hard it is to get our security deposit refunded, but I have a feeling that it's not going to be easy. Overall, neither David nor Rose bother you much, but they also don't bother much with the apartment as far as repairs and general maintenance.

Note that I can only speak about Rose, I never dealt with David and am not even sure who he is.
I was very hesitant to post because of the extent of my negative experience with this landlord, but I feel that since this site is available now I almost feel obligated to post to encourage others that if they have a bad feeling about a landlord when looking at a property, that in my experience it is best to trust your instinct as I wish I had.
If a friend were considering renting from Rose (or any landlord for that matter), I would most definitely encourage them to do the following: ask from her in writing what the maintenance schedule (maintaining the pipes, the outside of the home, cleaning the furnace vents, etc) will be on the property and ask specifically who it is who maintains her properties should she leave town, for example, to spend the winter in Florida. Do not accept a wave of the hand and an 'oh, I have a guy, it just sort of gets done somehow'. Make sure you understand completely whether and how the outside will be kept free from dangerous ice or snow in the winter and who is responsible for doing this; again, do not just accept a wave of the hand or be intimidated if she seems exasperated with you. I would also strongly advise you to ask her for proof that the buidling is up to code. If you see potential in the apartment and feel strongly that you want it, address any concerns you may have about the property with her and ask her to put *in writing* what she will do to address your concerns. Make sure that the hot water heater is properly maintained and ready to go when you move in. Additionally, bring someone to the signing of the lease with you to witness your discussions with her, make a note of dates of phone calls you have with her, send any letters to her certified, and make SURE she has two copies of the lease WITH her rather than relying on her to make a copy of the lease and mail it to you. Finally, if you have a bad feeling about her or any other landlord, for your own safety and sanity follow your gut.

Seriously, I hope that everyone reads this site before they rent from these people and if you do, count your lucky stars!!! There is no reasoning with them and they refuse to fix anything without constant reminding or force. Ms. Gan believes that all women are stupid and Mr. Gan could care less about what happens in the building. There is supposedly someone around to clean up the stairs during the winter months but tentants take falls down them all winter due to them not being taken care of. The back porches are falling apart and don't hang onto the banister going up or you might just lost your balace and topple down the stairs! Steer very, very, very clear of this building and them!!!
