Dave was an amazing landlord. He was always available and would be up to our apartment within a day to fix anything we needed replaced. For those who were complaining about him not giving them notice, you should have put something in the lease about him having to give you a heads up before coming to the apartment. When my dad took a look at the lease, he put a section in saying that dave had to give us 24 hour notice before he came to the apartment. Dave has always been good about telling us when he'll be stopping in. It has never been an issue. Even though we lived above Dave, he never once complained about noise even when we had people over. For anyone saying that he's an asshole, you clearly did something to deserve him going off on you. By the sounds of it, it doesn't exactly sound like you were respectful tenants and he shouldn't have given back your security deposit. All in all, great landlord and I would definitely recommend him to anyone.

When one of our visiting friends rode his bike down the stairs at a party, it smashed a sizeable hole in the wall. Fortunately our roommate's dad was able to come in and knock out the entire portion of the damaged wall. It really opened up the entrance, creating something of a foyer. Dave was a little taken aback at first, but really came around after awhile. Dave also fixed about 10 windows that were damagaged after a wind storm, shampooed the carpets before we initially moved in, and patched several other holes in the wall after various parties. He might not be the most charismatic dude out there, but once you got to know him, he was a good dude. Besides, it's Oakland. If you want fancy you shoulda lived in Shadyside.

I feel the need to step in here and defend everything Dave. The man is incredibly friendly...always followed through on his promises and never disappointed us. He was also very understanding when we had huge parties with tons of hot chicks. Compared to some other landlords I have had, he was much better to work with.

As co owner of the property at Pearl, I take issue with what was mentioned by a certain person of that group. I was the one getting the calls at 2 - 3 am, concering loud noise, parting on the roof - a violatation of the lease. This was almost a nightly affair. Pearl is a family area and people need to get their sleep. I spoke to the parents of one of the male roommates. Since they lived in another state, they said there was little that they could do about the problems. I had spoke to one of the male roommates stating that I had a showing, This only shows how lack of communication between the group. The girl had issues with the male roommates and the group broke up. This group only lived in the apartment for six months and when they left,the apartment was totally dirty, carpets were filthy, trash left behind, window screens busted out. There were liquer bottles and beer cans not only on the roof but also on the grounds. The apartment smelled bad. The males had bad hygeine and looked dirty. The only threat I made was I was going to magistrate concering the issues mentioned above.

Dave Manthei is borderline psychotic. Not only did he repeatedly violate the lease by showing up without any notice (including once walking in on our female roommate coming out of the shower!) His personal relationship with the neighbours was used to justify his constant intrusions. On one occasion, the bathroom door (which wasn't attached with the properly sized screws, just came off and we were forced to repair it ourselves). To top it all, however, when we moved out, he deliberately damaged the wall in one of the bedrooms (of his least favorite tenant!) so as to not return our security deposit. When confronted about this, the asshole swore and then proceeded to threaten us with physical violence. I've never had any trouble with landlords before or after. In addition, I have worked on houses and know that there was no significant damage to the residence that would justify his keeping the security deposit and his "repairs" (read: destruction). The fact that this asshole comes online to defend himself shows that he knows he has a bad reputation and just wants to get money. The list of shit this dude did could go on and on, but I'll leave it at this. He's creepy, fat, and nipple rings grace his sweaty, disgusting chest.

The apartment was a South Oakland slum, but Dave was always there when we had a problem.

Didn't this place burn down? Rumor has it that someone burned it down because he/she may have thought that their bike was stolen by one of the people that lived here. Just the word on the street

As co owner of 505 Cato, it was an A-1 house when we bought it. Parents always want to have their childern in a clean decent house, but are never around when they have house parties, kick holes in the walls and doors, pick up broken beer bottles in basement and front yard, urine and beer soaked carpets, nor around when they do cook outs on the roof. In the future, we will have parents sign the lease, so I do not have to clean up their messes. This way, we can go after deep pockets. As for the fire, the little brain trusts decided to light an incese stick, put it in the ceiling tile in the basement and forgot about it. And all those kids at the house on the night of the fire, they were friends visitng, after the fire there were 200 + jello shots in the refrig and a couple of keggers in the basement

Also, when the furnace went out on the coldest day of the year, I had the furnace repaired within 3 hours, same with the electician. A week before the fire they had kicked in the walls and door panels, disabled all the smoke detectors. dm
