We had a lot of small problems (doors, outlets, etc.) that never got fixed. I called him a few times concerning a hole in our hall closet that was covered by a piece of wafer board. My cat eventually wandered back there and wouldn't come out for two days. It took me nearly two months to get a sublet form. He did a lot of unannounced maintenance. At least once a month (usually on a weekend), I would wake up at 8AM to a drill, saw, or whatever turned on in my apartment, the apartment downstairs, or the basement. If you want anything done, tell him BEFORE you move in. We asked him to repaint one of the rooms and to get new windows (a few of the frames had rotted), and those were both done within the first month.
