I wish I would have done my research before renting from CP Development/Regent Square Rentals. I'll cover the most important part first - the critters. Anything that could possibly have made its way into the apartment, DID. Bugs, ants, spiders, mice, cockroaches, raccoons (yes,racoons had worked their way into the foundation), and rats. That sounds excessive, but it is no exaggeration. Moreover, CP will do nothing about vermin in the apartment - it is YOUR responsibility to deal with rodents. I can also attest to other reviewers who were promised amenities that never materialized. I even made sure to get this IN WRITING before signing the lease. Halfway through the tenancy, promises remain unfulfilled, despite constant requests. Apartment was NOT clean upon move in, but I understand that they expect spic and span when you leave. Sounds like nobody gets their deposit back from them either. Most of the problems with the apartment aren't things that you would notice during a viewing. But as I moved in, the decades of shortcuts and shoddy maintenance came to the surface. Cabinets that are barely together; drawers that don't work; holes throughout the pantry and sink base (gee, wonder where those mice are coming from); rickety steps to the basement laundry (no way these are up to code); light switches painted over; faulty windows; cheaply finished floor that flakes off on contact; lack of adequate storage, despite many closets (too shallow for hangers!) - the list goes on. I have nothing good to say about this rental experience except that I will be moving out of this dump as soon as possible. Avoid CP Development/Regent Square Rentals. Shady folks that just sit back and collect the rent. Sure, that's why you get into this business - to make money. But any decent landlord reinvests into the maintenance and improvement of their properties rather than letting them crumble apart.

SLUMLORD! To begin, nothing will ever be fixed or solved with C.A. properties. Frankly, I am surprised the building is still standing after discovering all the hidden problems in the apartment. First, a ceiling collapsed last June (2010). (Currently April 2011) After multiple calls over many months, there is still no ceiling. A sink that had been falling off a wall was fixed by screwing a drill bit under neath the sink to hold the weight. Sink is falling off wall again. The apartment upstairs has had a leaking roof for an extended period of time, and now is beginning to leak onto the second floor!! The wall appears to be bowing out now due to damage. Tenants upstairs had to move out due to excessive water damage and lack of landlord addressing any problems. Next, the boiler had been smoking and the fire department had to be called on March 30, 2011. Three days later, we are still without heat and the apartments are about 50 degrees.... Our doors have not properly locked for months. Many calls and e-mails have been placed, by more than one tenant, and no REAL repairs are being made, just cosmetic cover-ups to mask the issues. The main secretary, Brandy, tends to be rude when calls are made to report issues. Thought we had found a lovely apartment in a great neighborhood, only to discover a slumlord incapable of taking care of their tenants and responsibilities.

C A Properties is a scam. They only care about getting the biggest commission regardless of the clients. This property was fine, but the communication with CA Properties was atrocious and insulting! I feel bad for the owner who is being screwed out of another month's rent.

I've lived in a Lawrenceville rental off of Butler for two years and couldn't be happier. The staff and maintenance people are helpful and response is quick, usually same day. I would recommend a CA apartment for anyone, cool local company...

Great place, 3 unit building. They were nice to work with when I was looking for a place. Office is very busy but they responded quickly to issues, usually same day or within 24 hours. I am happy with them as a landlord company and just renewed my lease. Will continue to rent from them and wirte back if I have any issues...

This company raises rent at every possible chance. Getting repairs around the apartment will ONLY happen if absolutely necessary. However, they will drag their feet indefinitely to replace or fix anything else. The apartment could have been clean and decent but they made certain to keep it as slummy as possible. They are slum-lords by definition; raising rent constantly, adding new utility bills after a certain amount of time, doing nothing to make their spaces clean, comfortable or even inhabitable. I'm glad to have moved.

They did a good job. It was an old apartment so a few issues during my 2 years there: Fridge died and window needed to be replaced, but they were good about fixing things. Would rent from them again.

These guys were awful to deal with. When we called for maintenance, they never came. Phone calls were never returned. The only way for us to actually get things done through them was to complain to the owner of the house who was great. They are rude, nasty to deal with, and they don't take care of business.
