We rented from Artilio for about 2 years. During that time he seemed to be a good landlord. He was very friendly, and also very available as he lived just a few houses down from us. I don't recall needing very much maintenance while we lived there. During our second summer there, he tore apart the kitchen to renovate while we were living there. He installed new cupboards, new doors, and a dishwasher. Overall not a great improvement except the dishwasher, and not worth the inconvenience of being without our kitchen for days. After we moved out we were denied our entire security deposit, despite leaving the house in MUCH better condition than when we moved in. Artilio sent us a letter making baseless claims both about the condition of the house, and our character as renters (he classified us as 'partiers.' It was very rare for us to have more than a few friends over at a time, and we were certainly not rowdy). These justifications for withholding the deposit all came after the termination of the lease - he never made any of these complaints during our tenancy. Overall, Artilio should not be trusted. I will never rent from him again and I recommend that others don't either.
