Adam was always available for repairs. For instance he provided air conditioning units and helped us install them, he helped us deter some pesky pigeons. While our apartment was old and should have some things repaired, my roommates and myself signed the lease understanding that it was "as is." The property wasn't fantastic, however, the residential neighborhood, availability of parking, reasonable price, and great landlord made up for it.

He has many properties in Shadyside- all are well maintained. He is a wonderful landlord!

I also lived at the property at 6529 Dalzell and while Adam was always happy to come over and look at things (which we did not ask him to do very often) he charged amazing amounts of arbitrary money against our deposit at the end of our three year stay there. I believe he charged us 75 dollars (or something like that) for coming over and taking a bottle cap out of the disposal. This took him about 5 minutes to do. We were pretty happy during the time we lived there but the end of the affair was so upsetting (the charges were astronomical) that I can't recommend him.
In addition it is worth noting that Adam had his Certified Financial Planner license revoked in a public disciplinary action by the Certified Financial Planner Board of Standards. (http://www.cfp.net/learn/disciplineactions.asp)
This is worth noting because I really felt like he had treated us dishonestly when we moved out and he had all of these charges against us for things that I felt were not advertised as things we would be penalized for and considering the age of the property (the plumbing was a problem while we were there) should have been part of his up keep of the property.
As far as the air conditioners, he hadn't kept records of how many he had provided us with and accused us of taking one of the ones he had put in. This was just lazy record keeping. The charges against our deposit were scribbled on some sheet as well. The whole thing reeked of unprofessional, disorganized thought and arbitrary money grubbing. I don't trust him.

This was an extremly nice house and living there was quite nice however upon exiting the house things got shaky. He inspected it upon exit and claimed that it was in good condition and clean. Then after a month (which I noticed he had not found new renters) he claimed that the place had been dirty and that air conditioners had been stolen! He kept talking about recovering his losses. I was extremly upset but had since left Pittsburgh. His places are nice just remember you won't get that security deposit back despite insurances that you will.

The property was nice and well maintained. Over the course of the year there were few problems. He was friendly and courtious. Your stay for most of the year should be pleasant.
However things were very poorly so poorly handled when it was time to move out that I would not recommend anyone do business with him. He would consistantly fail to give notice before showing the property and would rudely talk to us for not being prepared.
He also accused us of stealing air conditioners so we paid out of pocket to have them replaced. We spent over 600 dollars replacing them as in hopes that we would recoop the loss when our security deposit was returned. After gaining his assurance in person that the property was now in appropriate condition and that there would be no hidden charges we left town. Over a month later we received a letter informing us of "installation fees" and other miscellaneous charges that we had not been informed about, somehow these charges were conveniently the sum of our security deposit.
His properties are nice but his style of business is not. You stay should be good until you inform him you plan on moving out, after that he will not treat you as well. Keep in mind that if you are leaving Pittsburgh you will not get your security deposit back.
