Regarding the couple of negative remarks; The bottle cap that was jammed in the sink disposal and had to be removed, a service charge was deducted from the security deposit which was reasonable. If a plumber would have come to repair this, the fee/service charge would have been more than I deducted.
As far as the missing window unit air conditioners; If the tenants did not steal them, then I would not have deducted anything for them.
I recommend that if anyone has a problem with any deductions in their security deposit, then they discuss it with me. If we can not resolve it, then they can easily go to the local magistrate who will decide who is correct.
I take pride in being a landlord, which I have been for many years, and believe very strongly in the "Golden Rule".

This was an excellent response Mr. Grodin and this is exactly the type of conversation that can improve the renting experience for both renters and landlords.
It is clear from your ratings that you truly care about your tenants and take your job seriously. I hope that you have used some of the criticisms to understand the renter's side of the situation and I am very happy that you have taken the time to explain your side of the story.

The experiences posted on this board sound familiar. Adam waited until after I moved out and then hit me with deposit charges that were fabricated and unethical. He charged me for unauthorized expenses, such as maintenance that was not actually performed. My biggest complaint; however, was that Adam frequently entered the house I was renting without knocking or ringing the doorbell. Beware Adam Grodin!
