I have been a landlord for 13 years and have had SO FEW tenant problems that I found this post somewhat humorous. Of the 200 or so tenants I have had the pleasure of renting to, there have been three that have left under less then cordial terms. It was not too difficult to narrow down who would write this review. Of my three "problem tenants" - one left due to an unauthorized pet, a second because of excessive noise and the third, a man - a graduate student - and his girlfriend, because of a total lack of respect for me as a landlord. Additionally, his surly personality was not particularly appreciated by his fellow neighbors/building tenants. It was this third tenant that was the only one of the three that left under extremely bitter terms. Addressing his comments: Regarding the unauthorized entry, there was one incident (and only one incident)when my HVAC guy was repairing the central boiler for this eight-unit apartment building and we needed to get into this tenant's top floor apartment to replace a faulty radiator shut off value. He and his girlfriend were not home and I made the choice that lack of heat in the building in the winter was enough of an emergency situation to warrant entry. The repair was completed in less then one hour and we locked up the apartment. The only reason the tenant knew we entered was because I left a message on his cell phone (which he never seemed to directly answer)as we entered to inform him of my need to get into his apartment. Regarding using his personal things, he must be referring to the use of some Comet and paper towels to wipe out a sink or countertop after a plumbing repair...most tenants appreciate a cleaner bathroom / kitcheen / living area after completion of my work. The broken personal item(s) tells more about his disorganization and lack of cleanliness. When it took me more time to move stuff (piles of papers, glasses, dishes, "collectables" :) ....) out of the way then to complete the repair, sometimes something falls and breaks. I try to make amends with tenants when this happens but I'm not certain what an unwashed,dirty common drinking glass is worth. If "puttering around the building once a week" means I'm emptying trash cans, mopping common stairways, washing windows, painting, maintaining a clean laundry room and basement; I am certainly guilty of that. I'm willing to move on (and have)and will agree to disagree on the telling of his experience. All I know is that the vast majority of the other 200 tenants for whom I have landlorded have, in writing or verbally, expressed that I have been their best and most responsive landlord.
