The gentleman who wrote this was advocating for a girl that he was friends with. He never lived in the house himself and he did not have to clean the dirty house after she left. In addition, the tenants used a tape/putty to put posters on the wall that removed the paint in so many locations the plastering and painting of each bedroom had to occur between tenants. Regarding the hole in ceiling of the dinning room we cut out the damaged area from a stack break that was below two of the three bathroom. We removed the damaged material cleaned the area and we wanted the area to dry for two days before we sealed it back up. The piping repair was immediate, but the removing of the ceiling, cleaning, drying, drywall patch, then plastering and painting took one week.
Honestly, when you complainers were growing up did anything ever happen at your parents house? Did it get fixed immediately? Fixing a house isn't like downloading a software patch or taking your computer to be fixed at Best Buy.

This is a single family house with long term tenants, we had to perform numerous repairs during their tenancy and they happy. Happy people don't generally complain and we appreciate they took the time to tell this site we are a good family based company that cares.

Yes our 11 year boiler system went in the middle of February during a cold spell. And it took a total of 12 days to have the new one operating without any difficulties. Potential renters must know that these boilers are not kept on the shelf at Home Depot. The system went out on a Sunday. On Monday and Tuesday we had three different companies look at it to for a temporary repair and/or give estimates on replacement. We chose a company Wednesday night including negotiations with the company until 10:30pm. The boiler system was hundreds of miles away from Pittsburgh and had to be driven here and assembled. The assembly started that Friday. The boiler is the size of a smart car and does not fit though the entrance to the basement that is why its in parts.
We failed by not communicating enough with the tenants during this process. Our previous heating company installer (they been out of business for a number of years) did not properly install the boiler 11 years ago. That heating contractor never had the state of PA inspect and certify the boiler. The heating company we selected did not work Sunday on the installation while the heat was down.
What we did do right: we purchased heaters and appliance extension cords for each tenant, we ran torpedo heater in the basement of the building to keep the building heated. We answered questions for any tenant that called us or stopped into the basement. We offered a rental allowance off that next month's rent. Half of the tenants refused the allowance because they thought we did all we could do. We installed a control system that measures the temperature inside and outside the building every half an hour and determines whether the boiler should be full phase or half 60% phase to save on natural gas.

This seven unit three story building located 1/2 block from Walnut Street had to have the firescape replaced. The old one was steel and concrete and wedged between two buildings. The old fireescape was taken down in three stages (or level by level) for safety concerns of pancaking down. The entire process took about three months from drawings, permits, removal, installation. During the time the fireescape was off the building we had monthly inpections of fire estinguishers and smoke detectors for everyones safety. After installation new two hour doors and windows were installed to meet current code requirements. In addition, landscaping and new safety lighting was added. The owners shelled out approximately $60,000 and did nothing on the cheap. One owner of the building was badly burned in his 30's and takes fire safety very seriously.
