haha, Dale you are pathetic. you actually went in and put in your own ratings. You are such a tool!!! You moron, "uhh Landlord here," like you are someone important. How do you feel about running a business you can't even do well in? I lived at 812 w college for the past 2 years. NO ONE would have written that you MORON. Just face it dude, you are a complete jackass and karma will have fun with you.

No ratings of Dale Trout were written by Dale or Pamela Trout. Due to the comments we have changed how we notify tenants of house tours and maintenance work. We used to call one person at each house and notify them. Now we email everyone in the house that we are coming a day in advance. Thank-you for this feedback. Second we do not own 827 West College Avenue. Third, I believe the tenants at 812 were angry due to the fact that they broke out the panels in an original chestnut door, which we had repaired by a local carpenter who charged $800. They thought it should have been replaced with a luan door for a much cheaper price. Fourth, we do require everything to be removed from the houses to do a full cleaning. In terms of security deposit we offer a $100 bonus for tenants who leave their houses clean. Last year 10% of our tenants received this bonus, which we really appreciate them leaving the houses clean. Fifth, we do have in the lease that there is a fine for dishes in the sink, but in our 10 years running Trout Housing we have never charged this fine.

I can confirm Dale Trout has forced certain tenants through a mix of threats to join sites such as these and write positive reviews. If it isn't obvious enough already, anyone considering renting from this person should know that he and his wife do in fact prey on college students who don't have other options. They DO in fact charge $400-$500 to "clean microwaves" etc. They often show up unannounced and do not ever fix certain problems within and outside of their properties.
Not to mention, there are many code violations that are repeatedly ignored and downplayed, such as exposed piping, low-hanging wires, etc. Dale and his wife will do everything they can to steal your money as they have no concept of good business or ethical standards. It is frightening to see Dale is not in prison or at least prohibited from renting properties. He is a criminal who holds no regard for the well-being of anyone but himself, and it is sad that he will be permitted to continue his practices until someone is seriously injured or killed due to his negligence, laziness, and ignorance.
However, if you are foolish enough to trust the 2 or so positive reviews on this site are genuine, you're probably going to be swindled by a guy like Dale Trout sooner or later anyway. You've been warned.

This man, Dale Trout, has absolutely zero respect for any of his tenants. If he says he will fix something, he does a half ass job. If he says he will fix that half ass job, he does an even more half ass job with the fix. If you have any respect for yourself at all, you wont rent from this man. Dale is known for sticking massive repair bills on tenants when they leave, swearing and using obscene language over the telephone, and backing out of pre-arranged agreements. DO NOT RENT FROM HIM, AND HIS MEASLY 2.7 AVERAGE IS ABOUT 2.8 POINTS TOO HIGH!
