As co owner of 505 Cato, the house was an A-1 house when we bought it 5 years ago. But various tenants decided to kick holes in the walls, doors, do cook outs on the flat roofs, tear up the hand rail to the stairs, name it and it was done.
Parents want their kids to live in a decent house, which we try to provide, but they are not there for the house parties, keggers, fights, broken bottle and trash. Nor are they around when the little heathens move.
I wish there was a rating of tenants.
In the future, we will have parents sign the leases. this way we can go after the deeper pockets.
As for the fire, those tenants admited that they had put an incese stick in the basement ceiling tile, light it, and forgot about it. Prior to that they had a furnance go out on one of the coldest days of the year, Within 3 hours the furnace was working again.
Then a week later, I did one of inspections (as per lease). There were holes in the walls, doors, broken light fixtures, a totally dirty carpet.
